Why Foxfield is different
The weird part about moving to most Austin neighborhoods is that everything is a drive. If you're coming from a walkable city, that's a real adjustment. Foxfield is different.
There's a sidewalk that connects the neighborhood straight into Walnut Creek Metro Park. H-E-B is about 5 minutes away. Crunch Fitness recently opened within biking distance. And the Domain is so close you can see it from almost all of the neighborhood.
There aren't very many places where you can get new development in an already established area. That's what makes Foxfield stand out.
Walnut Creek Metro Park
Walnut Creek Metro Park is one of the biggest reasons my wife and I live around the corner from here. It's the mountain biking capital of the Austin area, and as of my 2024 tour it had 15-plus miles of trails. There's also:
- A fully paved trail that runs down next to the Domain
- Playgrounds and sports fields
- A lap pool and a public pool with water slides
The park is owned by the city, so you're not paying extra HOA dues for it. Stuff like that just doesn't really exist in the Austin area. I've had clients specifically seek out homes close to Walnut Creek just for the nature space, and here it's right out your door.
Location and commute
Foxfield is right off Parmer, between I-35 and MoPac, near the 183 corridor with SH-45 to the north. The Domain is about 7 minutes away, with offices like Indeed, plus shopping, restaurants and bars. Q2 Stadium, where Austin FC plays, is nearby too. The Domain has kind of become Austin's second downtown.
For daily needs, H-E-B is about 5 minutes away, and H Mart is up Parmer toward Lakeline. Santorini Cafe, a family-owned Greek restaurant, is close by.
Homes and builder
Foxfield is built entirely by MileStone, and they build their high-end product here. When I toured in 2024, it was their M Signature line. These are not basic homes with small windows. You'll see stone and stucco, board and batten, large windows, tall ceilings and high-pitched roofs. The look is a little modern without going super contemporary.
Options include 3-car garages, greenbelt lots and upstairs balconies on a couple of plans. Walking an under-construction home in July 2024, I saw tall kitchen cabinets, woodwork around the windows, tall baseboards and double-height ceiling options. They didn't cheap out on little things like that.
It's a small community of a little over 100 homes, with floor plans from about 1,900 sq ft to over 3,000 sq ft as of 2024. You can still build from scratch at the design center.
Prices, taxes and HOA, 2024 to 2026
I've filmed Foxfield three times, and the numbers have moved:
- January 2024: My first look. The roads weren't finished, and the nearest home was only at the framing stage. The plan was just over 100 homes, from about 1,900 sq ft to over 3,000 sq ft, with very basic amenities so the HOA wouldn't be crazy high.
- July 2024: Homes ran from about $700,000 to about $900,000 for the larger plans. The tax rate was a very low 2.05%, and the HOA was $105 a month.
- July 2026: Homes ran from the mid $600s up to about $800,000, depending on size, with deals on inventory homes.
The HOA is what it is because the homes are condo-ized under the zoning. The roads are private and owned by the HOA, which also maintains the walking paths to Walnut Creek and the common areas. There are no neighborhood amenities of its own, but with the park next door, you don't need them. I didn't restate the tax rate or HOA in my 2026 video, so confirm the current numbers before you buy.
Schools
Foxfield has an Austin address but is zoned to Pflugerville ISD:
- River Oaks Elementary
- Westview Middle School
- Connally High School
Be careful: some listing websites pull the nearest school, which isn't what you're zoned for. Publicly funded charters like Valor and Harmony are just up the street, and Brentwood Christian, a private school, is down Lamar.
Who Foxfield fits
Foxfield fits outdoorsy and sports people, anyone who wants a real neighborhood feel with groceries and restaurants within 5 minutes, and people who want to be close to the Domain or commute downtown, especially in new construction. It's great for relocators from walkable cities.
The trade-offs: no neighborhood pool of its own, private HOA roads, and Pflugerville ISD rather than Austin ISD.
When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
Selling in Foxfield
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
