Location and commute
Blackhawk sits on the east side of Pflugerville, just east of SH130. That toll road gets you to Tesla, the Austin airport and Georgetown, and one of the biggest Amazon warehouses in the area is just down the road. As of my December 2025 tour, Tesla is about 20 minutes via toll road.
The Kelly Lane extension recently opened, and it has relieved a lot of the traffic that was a long-standing gripe out here. Stone Hill Shopping Center is up the street, with Costco, Home Depot, Target, gyms and restaurants, and a new H-E-B opened just north of it.
Two honest notes. First, toll roads are almost unavoidable out here. There are feeder roads you can take instead, but budget for tolls. Second, Blackhawk is huge, so depending on your section it can take a bit to weave your way out of the neighborhood. All in all, though, it's one of the easiest locations to live.
The golf course and amenities
Blackhawk is the only community in this area with a golf course, multiple amenity centers and an on-site elementary school.
- Golf course and country club. It's one of the nicer courses around Austin. Membership is not required as part of the HOA, so it's a perk if you want it. It's also a very golf-cart-friendly neighborhood.
- Amenity centers. As of December 2025 there are two big amenity centers, and the main one is the biggest.
- Parks and trails. Multiple pocket parks, a big trail system with walking paths through preserved greenbelts, and a fishing pond.
- Events. Food trucks plus seasonal and holiday events.
More amenities are planned as the newest side of the neighborhood builds out.
Homes, sections and prices
Blackhawk started building in the late '90s and early 2000s, so many homes are now approaching 25 years old. That means mature trees, which you just don't get in brand-new neighborhoods. The neighborhood is split into named sections, like Fairways at Blackhawk, which has golf course frontage.
As of my February 2025 tour:
- Homes run from about 1,500 sq ft in the very low $300s to above 4,000 sq ft.
- New construction ran in the $800s and $900s.
- One listing at the time was on the golf course: two stories, 3,400 sq ft with a pool, in the mid $600s.
- You'll find single-story and two-story options, and a lot of 3-car garages.
The prices out here are crazy reasonable for what you're getting.
If you're buying one of the older homes, keep in mind that 20- to 30-year-old homes often need a new AC, roof or kitchen. That's normal for the age, and it's worth building into your budget.
New construction: The Ridge and The Grove
Blackhawk is still building, which is rare for a neighborhood this established.
The Ridge at Blackhawk was the newest section when I filmed in February 2025. Homes there are on or over 2,000 sq ft, many with 3-car garages, from builders GFO Home and Chesmar. They offered large homes at some of the cheapest prices I've seen for those floor plans anywhere around Austin.
The Grove at Blackhawk opened by December 2025 and is all about larger lots. As of my December 2025 tour:
- There are six builders, and all the models were open except Colina Homes, whose model was coming very soon.
- Floor plans go up to 4,300 sq ft, and depending on options and lot, you can land in the $700s. It's not often you can get a home that big at that price.
- There are 3- and even 4-car garage options, greenbelt lots, wider lots and relatively flat land.
My quick notes on the builders:
- GFO Home is run by the brothers who formerly owned Gehan Homes. I have a client building with GFO right now, and it's been a phenomenal experience.
- Coventry Homes. I've sold more Coventry across the Austin area than any other builder.
- Chesmar Homes puts curved islands in many plans, so everyone at the island is looking at each other. It's such a thoughtful detail.
- Scott Felder Homes is a luxury builder. They don't go down market, and that's what they're good at.
- Colina Homes had its model coming soon when I filmed.
Schools
There's an elementary school inside Blackhawk, and the middle and high school are just down the street. A Montessori school sits directly across from the elementary. The Grove is just east of Cele Middle School, within walking distance.
It's always nice when all your kids' friends also live in the neighborhood. That's especially true if you're relocating here and want to build community fast.
HOA and tax rates
As of February 2025, the HOA is $120 per quarter. That's insanely cheap for the amenities you get, and it's because it's a big community pooling its funds together.
Tax rates are where you need to pay attention. Blackhawk is so big that the rate varies by section, from about 2.1% to 2.6% as of February 2025. The highest is in the new construction, including The Ridge at about 2.6%.
For context, 2.6% is right on par with ShadowGlen in Manor, another golf course community. Liberty Hill has a similar rate, but you'll pay quite a bit more for the homes. It's on the higher end overall, so make sure it's comfortable for your budget.
