Buyers are already watching Blackhawk
Most people moving to Pflugerville start on YouTube, long before they call an agent or book a showing. My Pflugerville neighborhood tours have been watched 8,546 times, and my Blackhawk tour covers the golf course and main amenity center, the elementary school inside the neighborhood, the named sections and The Ridge, the newest section when I filmed.
Those viewers are your buyers: relocating families who want to build community fast, golfers who like that club membership isn't required, and people weighing an established Blackhawk home against new construction in The Grove. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Blackhawk home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Blackhawk lifestyle, from the golf course and amenity centers to the greenbelt trails and fishing pond. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Blackhawk the lifestyle sells a lot of the home. There's a golf course you don't have to join, two big amenity centers as of my December 2025 tour, trails through preserved greenbelts, a fishing pond and an elementary school inside the neighborhood.
I never assume a buyer knows the area. Many of the people touring Blackhawk are relocating, and they don't know how close SH130, Tesla and Stone Hill are. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Blackhawk
Selling a resale in Blackhawk is different from selling in a neighborhood that's done building. Here's what I plan around:
- Builder competition next door. As of my December 2025 tour, six builders were selling in The Grove, with plans up to 4,300 sq ft and model homes with sales staff. Buyers often walk those models before they see your home, so it has to be presented at least that well. That's where staging, sunset photos and video do the work.
- What an established home offers. Many Blackhawk homes are approaching 25 years old. That means mature trees the new sections don't have, and in Fairways at Blackhawk, golf course frontage. I put those front and center, and I'm upfront about what's been updated, because buyers ask about the AC, roof and kitchen in homes this age.
- Section-by-section questions. Blackhawk is big, and buyers ask how long it takes to get out of the neighborhood and how the tax rate differs by section. I address both up front so they don't stall a showing.
Honest pricing matters too. I'll show you what's actually selling in your section and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
