Buyers are already watching Allandale
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Allandale tour has been watched 1,261 times. It covers Northwest Park, the Shoal Creek trail, the walk to H-E-B, the schools and a new build on Woodview Drive.
Those viewers are your buyers: families who want Gullett, Lamar and McCallum, people comparing Allandale with Brentwood and Crestview across Burnet, and people who want to walk to groceries and parks without giving up a quiet street. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Allandale home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Allandale lifestyle, from Northwest Park and the Shoal Creek trail to the walk to H-E-B. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Allandale the lifestyle sells a lot of the home. You can walk to H-E-B and Northwest Park, ride the Shoal Creek trail toward Pease Park, and still come home to a quiet street under big mature trees.
I never assume a buyer knows the area. A lot of the people looking at Allandale are relocating from cities where they walked everywhere, and they don't know this is one of the few Austin neighborhoods where you still can. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Allandale
Selling a home in Allandale is different from selling in a newer suburb. Most homes here are decades old, and no two are the same. Here's what I plan around:
- Originals, remodels and new builds on the same street. Buyers see 1940s and '50s bungalows, remodeled '70s and '80s homes and big new builds side by side. I position your home for what it is. If it's an original, I show the lot, the trees and the potential instead of hiding the age.
- Buyers comparing Brentwood and Crestview. Your buyer is often looking across Burnet too. I've filmed both, so I can show what Allandale has that they don't: more hills near the creek, natural privacy and generally larger lots.
- Older homes need a clear story. Buyers want to know what's been updated. I put the updates, the systems and the condition in the video and the printed sheet so nobody has to guess.
Honest pricing matters too. I'll show you what's actually selling in Allandale and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
