Buyers are already watching Georgetown's 55+ communities
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my 55+ video compares Sun City Texas, Santa Rita Regency and Heritage at Vizcaya on lifestyle: golf, clubs, amenity centers and events.
Those viewers are your buyers: people 55 and older weighing all three communities, people comparing Sun City's golf and clubs with Santa Rita Regency's events calendar, and people who want a nearly new home close to medical care and shopping. When I list your home, its video goes on the same channel, next to the 55+ video they've already watched.

How I'd sell your Georgetown's 55+ communities home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the 55+ lifestyle, from Sun City's golf courses and clubs to the Georgetown square about 15 minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in a 55+ community the lifestyle sells a lot of the home. In Sun City that's four 18-hole golf courses, the indoor Junior Olympic pool and woodworking shop, and a calendar full of clubs and volunteer opportunities. In Santa Rita Regency it's an on-site events coordinator running wine nights and chef events.
I never assume a buyer knows the area. Many 55+ buyers are choosing between communities that live very differently, and some have never set foot in any of them. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Georgetown's 55+ communities
Selling a resale in a Georgetown 55+ community is different from selling in a family neighborhood. Here's what I plan around:
- New construction nearby. As of my December 2024 video, Sun City still had new homes at a model park by the newest amenity center, and Toll Brothers was building in Santa Rita Regency. Your home has to show at least as well as a model, and that's where staging, sunset photos and video do the work.
- Buyers comparing lifestyles. Your buyer is often deciding between Sun City, Santa Rita Regency and Heritage at Vizcaya. I've sold homes in all three, so I can show what your community offers that the others don't, whether that's Sun City's golf and clubs or Regency's events.
- Your setting. In Sun City, a greenbelt or golf-course lot, or the mature trees in the older sections, can set your home apart. I make sure the camera shows it.
Honest pricing matters too. I'll show you what's actually selling in your community and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
