55+ Active Adult Communities Near Austin: Sun City, Santa Rita Regency and Heritage at Vizcaya

The three big 55+ active adult communities near Austin are Sun City Texas in Georgetown, Santa Rita Regency inside Santa Rita Ranch, and Heritage at Vizcaya in Round Rock. There aren't many age-restricted options in the Austin area, and these three live very differently. I've sold homes in all three, and here's how I'd compare them on lifestyle, based on my December 2024 video.

Santa Rita Regency

Santa Rita Regency is the 55+ section of Santa Rita Ranch, one of the biggest master-planned communities in the Austin area at about 2,600 acres. Only the Regency section is age-restricted.

Amenity-wise, I think it's probably the best community in the Austin area:

  • An on-site events coordinator who runs wine nights and chef and cooking events
  • Pickleball courts, pools and spaces for hosting
  • Coffee and Wi-Fi for residents
  • Reciprocal access to the rest of Santa Rita's amenities, like the gym and the Junior Olympic lap pool in Santa Rita North

The section is owned and built by Toll Brothers, with floor plans designed for this community and a high level of customization. If you want to design a home around how you live, this is the one to look at.

Sun City Texas in Georgetown

Sun City has been building since the 1990s and was, at least at one point, the largest master-planned community in Texas. New construction was still available when I filmed, at a model park by the newest amenity center.

Truly nothing compares to Sun City for amenities:

  • Four 18-hole golf courses, with wider, golf-cart-friendly roads
  • The newest amenity center, with an indoor Junior Olympic pool you can use year-round, a gym, a community center and a woodworking shop
  • Reciprocal access to every amenity center

There are greenbelt and golf-course homes, and the older sections have mature trees. As of December 2024, prices ranged from the low $200,000s to over $1 million, so there's something for most budgets.

Life in Sun City

Most people who choose Sun City choose it for the social life. There are tons of clubs, HOA events and volunteer opportunities. People tend not to move out once they're here, and I think that says a lot.

It's also close to self-sufficient. There are specialists' medical offices on site, a market, restaurants and a gas station for your golf cart, so you don't have to drive onto Williams Drive for the basics. ERs are nearby, and the Georgetown square is about 15 minutes away.

Heritage at Vizcaya in Round Rock

Heritage at Vizcaya is the smallest of the three and the most about location and value. It's in Round Rock near HEB, schools and Baylor Scott & White, and about 15 minutes from the Georgetown square.

  • Fully built out. It closed out about a year before I filmed, so there's no new construction, but there are a lot of nearly new resales.
  • Tax rate: 1.7% as of December 2024, which sets it apart from anything else here.
  • Prices: in the $400,000 to $500,000 range as of December 2024.
  • Amenities: an amenity center with an outdoor pool, indoor meeting areas, tennis and pickleball courts, and walking paths throughout. It's smaller in scale than Sun City.

How to choose

  • Choose Sun City if golf, clubs and a big social calendar matter most, or if you want the widest range of prices.
  • Choose Santa Rita Regency if you want to build a customized Toll Brothers home and have a hosted, events-driven lifestyle.
  • Choose Heritage at Vizcaya if you want a nearly new home in Round Rock, close to medical care and shopping, with a lower tax rate.

HOA dues and tax rates differ across all three and change over time. I'll pull current numbers for any home you're considering.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
These three are all 55+, but they couldn't be more different. For amenities and events, Santa Rita Regency is probably the best community in the Austin area. For sheer scale and social life, nothing compares to Sun City, and people there tend to stay forever. Vizcaya offers a lot of value for the location and the property taxes. I've sold homes in all three, so I'm happy to help you figure out which one fits the way you want to live. Call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.— Mason Bleasdell
