Wolf Ranch, Georgetown TX: A Full Neighborhood Guide

Wolf Ranch is Hillwood Communities' master-planned community of about 1,120 acres on the San Gabriel River at SH-29 and I-35 in Georgetown, Texas, with Wolf Ranch Shopping Center and an on-site elementary school inside it. I call it the premier community in one of Austin's favorite suburbs, and in my opinion it has the best location in Georgetown for things to do. Here's what I cover when I tour it, including the trade-off most people ask about: the MUD and PID tax rate.

Location and getting around

Wolf Ranch sits on Georgetown's west side where SH-29 (University Avenue) meets I-35, along the San Gabriel River. There are multiple ways in and out off I-35, which matters more than people expect when you're commuting every day.

I think of Georgetown less as a suburb and more as a smaller standalone town, and Wolf Ranch is right in the middle of what makes it work. The trail along the San Gabriel River is now open, and it's bikeable all the way to the downtown Georgetown square. It'd be a long walk, but on a bike it's absolutely doable. The video description counts 16+ miles of trails.

One honest note on traffic. University Avenue at rush hour has long been the biggest gripe in Georgetown. In 2023 I talked about how you could sit through six light cycles to get through Wolf Ranch at peak times. That same year the Southwest Bypass connection to 29 opened, which gave people a way to I-35 that doesn't go through the middle of the shopping center.

Shopping and amenities

Wolf Ranch Shopping Center is technically inside the community. It has an HEB (one of the biggest in Williamson County), Target, Chick-fil-A and Starbucks. That's the main reason I say this is not the super car-dependent suburb a lot of them are. When that HEB opened in 2023, I called it the biggest benefit Georgetown had had in a long time.

  • River Camp is the newest amenity center: multiple pools, a fitness center, an outdoor gym, clubhouse and hosting spaces, and a playground. Per the video description, the NAHB voted it best Community Amenity Center in 2025.
  • The Den at Hilltop is also open to residents.
  • Golf views without golf dues. The Hilltop section surrounds the Georgetown Country Club. Wolf Ranch doesn't own the course, so you can get golf course views without the high HOA dues that usually come with them.

Sections, homes and builders

Wolf Ranch has nine builders and homes from about 1,400 to 4,700 square feet. As of my January 2025 tour, prices ran from the $400,000s to about $1.2 million, with a median around $640,000. The builders are Coventry, David Weekley, Drees, Highland, Lennar, Perry, Pulte, Tri Pointe and Westin, varying by section. There were inventory homes available when I filmed, which helps if you can't wait on a full build.

  • South Fork is home to the ICON and Lennar 3D-printed homes, the nation's largest 3D-printed community. They're poured in what they call lavacrete and were priced in the $400,000s. When I filmed, they were almost sold out. They're unique in a good way, not unique weird.
  • West Bend is the newest section, across the Inner Loop toward the river, and in my opinion the most exciting one. The San Gabriel sits down in a gorge there, so I expect it to have more views than any other section. Per the description, models from six builders have since opened.
  • Hilltop, north of University, is mostly built out and resale: larger homes, three-car garages, double-height living rooms and pools. Drees and Coventry built there. This section might be my favorite.

Schools

Wolf Ranch is in Georgetown ISD. Wolf Ranch is zoned to Wolf Ranch Elementary (on site, opened 2020 per the description), Tippit Middle and East View High. People call me specifically because they want to walk their kids to the on-site elementary.

Georgetown ISD is growing fast and zoning can change, so before you buy we'll confirm the schools for the exact address.

Taxes and HOA

Wolf Ranch is inside a MUD and a PID, so the tax rate runs higher than some Georgetown neighborhoods. As of January 2025 it was about 2.4%, varying slightly by section. When I compared it with Bluff Haven Manor in June 2026, I quoted 2.45. For context, some smaller Georgetown neighborhoods I've toured, like Riverstone, were around 1.8% as of June 2025.

Is it a deal breaker? Not in my opinion. The location easily makes up for it. But budget for it. Part of my job is pointing out the pitfalls, and even if your house is paid off, property tax is still a bill you have to pay.

HOA dues, per the video description, are about $560 billed twice a year, about $1,120 a year (as of January 2025).

Who Wolf Ranch fits: pros and cons

Pros

  • In my opinion, the best location in Georgetown for things to do, with HEB and Target inside the community
  • A river trail you can bike to the square
  • River Camp and The Den at Hilltop
  • One on-site elementary for every section (as of Jan 2025)
  • A wide range of builders, sizes and prices, plus resales in Hilltop

Cons

  • About a 2.4% tax rate with the MUD and PID (as of Jan 2025), higher than some Georgetown options
  • University Avenue traffic at rush hour
  • Busier than the quieter pockets nearby, like Riverstone, which is tucked off 29 with very little traffic

Wolf Ranch fits buyers who want an amenity-rich, bikeable neighborhood close to everything, and who are comfortable paying a little more in tax for that location.

My honest take
Wolf Ranch is the premier community in one of Austin's favorite suburbs, and I think it has the best location in Georgetown. It's not the super car-dependent suburb a lot of them are: HEB and Target are in the neighborhood, and you can bike the river trail to the square. The MUD and PID tax rate is a little higher than some other communities. That's absolutely not a deal breaker, and the location is easily worth it, but I want you to know the number going in. If I had to pick a section, Hilltop might be my favorite, and West Bend is the one I'm watching.— Mason Bleasdell
