Riverstone, Georgetown TX: A Quiet Pocket Community Next to Wolf Ranch

Riverstone is a small, tucked-away pocket community off Hwy 29 on the west side of Georgetown, Texas, right next to Wolf Ranch, where Scott Felder Homes and Giddens Homes build larger homes on lots of about a quarter acre. You could drive down 29 and completely miss it, which I think is a very good thing. Here's what I covered on my June 2025 tour.

Location: tucked away off 29

Riverstone sits right along the Highway 29 corridor, just barely on the west side of Georgetown. It's tucked off on its own, so it's very quiet with very little traffic. You could literally drive down 29 and completely miss it.

The Georgetown Square is a real town center, with the granite courthouse, restaurants, galleries and live music. Austin is about a 35-minute drive.

You're also right next to Wolf Ranch's shopping. As of June 2025, the HEB there had opened about a year earlier and was the biggest in the Austin area when it opened. There's also a Target, Chick-fil-A, Natural Grocers and gyms.

Homes, lots and builders

Riverstone is aimed at buyers shopping for a larger home. As of June 2025, the range was about $700,000 to about $1.1 million, and I think the neighborhood offers a ton of value in that range.

There are two builders in this pocket community: Scott Felder Homes and Giddens Homes. Both offer an exceptional product for the money, with high ceilings, large picture windows and strong design centers with lots of customization.

  • Most homes sit on about a quarter of an acre, and some a little more.
  • Three-car garages are fairly common.
  • Many are single-story ranch homes, including 3,000 square foot single-stories.
  • Some two-stories go up to about 5,000 square feet.

Views and privacy

Some of the elevated lots have a little bit of a view. There's also greenbelt and buffer room between the homes and the neighborhoods around them. Privacy is kind of the ultimate luxury, and you'll find a lot of it here.

Schools

As of June 2025, Riverstone was zoned to Wolf Ranch Elementary, one of the most sought-after elementaries in Georgetown ISD, plus Tippit Middle and East View High. I didn't expect those to change soon, but we'll confirm zoning for the specific address before you buy.

For private school, Divine Savior Academy (K-5) is down 29 and Grace Academy is to the north.

Tax rate and HOA

As of June 2025 the tax rate in Riverstone was a shockingly low 1.8%. Next door in Wolf Ranch, you pay a MUD tax on top. Wolf Ranch was about 2.4% on my January 2025 tour. On a home in this price range, that gap is real money every year.

The HOA is $50 a month, which covers the common areas and the walking paths that are coming. There are no resort amenities.

Riverstone vs Wolf Ranch

You won't find Wolf Ranch's resort-style amenities in Riverstone. But you're also not paying Wolf Ranch HOA dues or its MUD tax. You've got huge lots here, so put a pool in your own backyard.

Riverstone fits buyers who want a larger home, a big lot, quiet streets and a low tax rate, while still being minutes from Wolf Ranch shopping. It's not the right fit if you want a big amenity center or a wide choice of builders.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose. To tour Riverstone, call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.

My honest take
Riverstone is really, really cool. It's the kind of place you could drive right past on 29, and that's exactly what I like about it. You get quarter-acre lots, two builders with strong design centers, a 1.8% tax rate and Wolf Ranch Elementary, all a few minutes from HEB and Target. There's no resort pool, but with lots this size you can put one in your own backyard. Privacy is kind of the ultimate luxury, and Riverstone has a lot of it.— Mason Bleasdell
