Buyers are already watching Riverstone
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Riverstone tour covers the quarter-acre lots, the Scott Felder and Giddens homes and the privacy you get tucked off 29.
Those viewers are your buyers: people shopping for a larger home, buyers comparing Riverstone with Wolf Ranch next door, and families who want Wolf Ranch Elementary with a bigger lot. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Riverstone home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Riverstone lifestyle, from quiet, tucked-away streets to Wolf Ranch shopping a few minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Riverstone the lifestyle sells a lot of the home. Most homes sit on about a quarter acre, there's greenbelt and buffer room between the homes and the neighborhoods around them, and you're a few minutes from HEB and Target at Wolf Ranch. Privacy is kind of the ultimate luxury here.
I never assume a buyer knows the area. You could drive down 29 and completely miss Riverstone, so plenty of buyers have never seen it. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Riverstone
Selling a resale in Riverstone is different from selling in a big master-planned community. Here's what I plan around:
- Builder competition. Scott Felder Homes and Giddens Homes were both building when I filmed in June 2025, with strong design centers and lots of customization. Buyers walk their models first, so your home has to be presented at least that well.
- Buyers comparing it with Wolf Ranch. Riverstone doesn't have Wolf Ranch's resort-style amenities, but buyers here also don't pay Wolf Ranch's MUD tax or HOA dues, and the lots have room for a pool of your own. I've filmed both, and I lay that out clearly.
- It's easy to miss. Being tucked away is part of the appeal, but it means the marketing has to bring buyers to you. That's what the video and agent launch are for.
Honest pricing matters too. I'll show you what's actually selling in Riverstone and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
