Location and the Georgetown lifestyle
Georgetown is the Williamson County seat, and it lives like a town on its own. The square has live music on Friday nights, and it doesn't feel like just another suburb of Austin.
Parkside on the River sits west of town along the San Gabriel River, outside city limits. Right now you get in and out on 2243, between Ronald Reagan and I-35. A future bridge will connect Parkside Parkway across the river to Hwy 29, toward Wolf Ranch. When I filmed my Bluff Haven Manor comparison in June 2026, that road extension was still described as "coming soon."
For errands, Wolf Ranch Shopping Center is about a 10 to 12 minute drive. It has the newer HEB (with barbecue inside), Target, Chick-fil-A and Academy, and there's a Walmart and a Home Depot nearby too. The Lakewood Park splash pad in Leander is about 15 minutes away. A San Gabriel River trail already runs from Wolf Ranch to the square, and as of my September 2025 tour it's planned to extend to Parkside in a few years.
Schools: the east and west sides
This is the first thing I explain to anyone looking here. Parkside on the River is split right down the middle by school district, into an east side and a west side.
- Leander ISD side: Parkside Elementary (located in Parkside at Mayfield Ranch), Stiles Middle and Rouse High.
- Georgetown ISD side: Wolf Ranch Elementary, Tippit Middle and East View High. On the tour I called Wolf Ranch Elementary the best-rated elementary in Georgetown ISD.
Georgetown ISD has reserved land in the master plan, likely for an elementary school, but that isn't guaranteed. Zoning can change as these districts grow, so before you buy we'll confirm the schools for the exact address.
Homes, lots and builders
The community opened around 2018 to 2019 and was about halfway built out when I filmed in September 2025. There's something for almost everybody. At the time there was a resale in the very low $400s, homes deep into the $900s, and future acre home sites near the river that will be above $1 million.
Lots range from 40s up to 80s in a new Perry section, with 90-foot and larger lots coming. There are six builders:
- Chesmar: more unique floor plans
- Coventry
- Highland: known for customizability
- M/I
- Perry: known for its big picture windows
- Taylor Morrison
Amenities and trails
The amenities aren't as over-the-top as Wolf Ranch, but they're really good. As of September 2025, the second of an eventual three amenity centers had just opened, and it actually has a lap pool. Access is reciprocal. More trails are planned, including the one that will eventually tie into the San Gabriel trail toward the Georgetown square.
Taxes, HOA and utilities
Parkside on the River has a MUD tax. As of my September 2025 tour, the rate was 2.47 on the Georgetown ISD side and 2.6% on the Leander ISD side, so the Leander side is a hair higher.
The HOA is $840 a year, paid annually, and Kith Management runs it. Utilities are City of Georgetown no matter which side you're on.
I'm a pretty financially conservative guy, and these are things I'd want to know about before buying, so I always walk through them with clients up front.
Pros and cons
Biggest pro: the land. The topography near the San Gabriel is hilly, and the developer kept as many oak trees as they could. Some lots have real views. In my opinion, very few neighborhoods around here can compare on natural beauty.
Biggest con: it still feels a little rural. Coming in on 2243, you notice it. That should change once the new bridge to Hwy 29 opens, but today it's a real trade-off.
Parkside fits you if you want trees, elevation and a wide range of builders and prices, you're fine with a MUD tax, and you don't mind a few more minutes of driving for now.
