Rancho Sienna, Georgetown TX: A Full Neighborhood Guide

Rancho Sienna is an established master-planned community off Ronald Reagan Blvd in Georgetown, Texas that opened in 2012, with its own elementary school on site and a resort-style pool. It used to feel very far out, but with Bar W Marketplace now at the entrance, it has grown into a really cool neighborhood. Here's what I cover on my June 2026 tour: location, amenities, schools, HOA and the tax rate.

Location, and how much it's changed

When Rancho Sienna opened in 2012, it felt very far out. Your nearest HEB was where Ronald Reagan turns into Parmer, about 20 minutes each way. That's absolutely not the case anymore.

Bar W Marketplace opened basically at the neighborhood entrance. As of June 2026, HEB is about 3 minutes away, with restaurants (the video description mentions Torchy's Tacos), banks, doctor's offices, coffee and boba. More is under construction.

Ronald Reagan takes you toward big employers like Apple, and Hwy 29 takes you to the Georgetown historic square one way and toward Leander the other. The video description also mentions 183A. A newly opened Costco is about 10 minutes away, and what's billed as the world's largest Target is opening across from it.

Amenities

The amenities here are very extensive:

  • A huge, true resort-style pool with a splash pad and shallow areas
  • A clubhouse with Wi-Fi
  • A playground and a dog park
  • Miles and miles of trails

Rancho Sienna sits on the edge of the Hill Country, so you get some views, trees and greenbelts too.

Homes and value

Because it's been around since 2012, Rancho Sienna has grown in. The trees have matured, which the new construction areas nearby just don't have yet.

I didn't name the builders on the tour. The video description tags Taylor Morrison, Perry Homes and Scott Felder, and we'll confirm who built any home you're looking at.

On value, here's what stood out to me in June 2026. If you compare prices with some of the new construction across the street, you can get higher-end homes in Rancho Sienna for the same money. That makes Rancho Sienna look like a really good value.

Schools

Please be careful with school data for this neighborhood. There's conflicting information online. Per my research for the 2026-27 school year:

  • Rancho Sienna Elementary, on site at the north exit. All homes are zoned here.
  • Santa Rita Middle School
  • Liberty Hill High School. A new high school is under construction up Ronald Reagan, and I expect the neighborhood will get rezoned for it.

Nearby early-childhood and private options include a Goddard School, a Primrose across from the elementary, and Divine Savior Academy. We'll verify zoning for the specific address before you buy.

HOA and tax rate

As of June 2026 the HOA is $66 a month, which I think is a very good value for the amenities you get.

The tax rate is 2.42. That's substantially lower than the neighborhood across Ronald Reagan, but it's not the lowest either. Some areas farther south are closer to 1.8. Over a year, 2.4 is quite a bit different from 1.8, so account for it in your budget.

Who Rancho Sienna fits

Pros

  • Established, with mature trees and a finished feel
  • Bar W Marketplace and HEB about 3 minutes away
  • Resort-style pool, clubhouse, dog park and miles of trails for $66 a month (June 2026)
  • On-site elementary

Cons

  • A 2.42 tax rate, lower than across the street but higher than some areas
  • High school zoning is likely to change once the new school opens

Rancho Sienna fits buyers who want amenities and a grown-in neighborhood without paying new-construction prices for it.

My honest take
Rancho Sienna has really grown in to be a cool neighborhood. When you factor in the amenities, the quality of the homes, the tax rate and the schools, and compare it with new construction across the street at similar prices, it looks like a really good value. My two cautions: the school data online conflicts, so let's verify it, and a 2.42 tax rate is something to budget for.— Mason Bleasdell
