Nolina, Georgetown TX: A Value Alternative Off Ronald Reagan

Nolina is a new-construction community just off Ronald Reagan Blvd with a Georgetown address, near the edge of town, where Perry, Westin, Chesmar and Taylor Morrison build. I pitch it as a value play: if you're trying to balance the purchase price with your carrying costs, Nolina offers a really good value. Here's what I covered on my March 2025 tour.

Location and growth

Nolina sits just off Ronald Reagan with a Georgetown address, very close to the edge of town. Ronald Reagan is the extension of Parmer Lane, and it runs straight down to the Domain and Apple's campus. 183 takes you into Cedar Park.

The area is changing fast. As of my March 2025 tour, Ronald Reagan was being widened into a four-lane boulevard just south of here, and a brand-new HEB was about to open just north, in a complex with restaurants, gyms and professional offices.

Why consider Nolina over Santa Rita Ranch

A lot of buyers looking out here are also looking at Santa Rita Ranch. On my March 2025 tour, homes from builders like Perry and Westin in Nolina were generally cheaper than their counterparts in Santa Rita Ranch.

The HOA is lower too. Nolina's was $55 a month as of March 2025. For comparison, Santa Rita Ranch's base HOA is $95 a month as of September 2026. Part of why Nolina's fee is low is that it has one amenity center instead of several.

Tax rates change and vary by section, so we'll compare the current rates for any two homes you're deciding between.

The amenity center

If you're looking for amenities, you're not shorted out here just because this isn't Santa Rita Ranch. Especially for $55 a month, the amenity center is solid:

  • A real fitness center, not a throwaway apartment gym
  • Pools
  • Hosting areas
  • A really nice coffee bar

Homes, builders and lots

As of March 2025, prices started in the mid-$300s, and some of the larger Perry and Westin homes could touch $700,000 at the very top.

The four builders are Perry, Westin, Chesmar and Taylor Morrison, each with different floor plans and levels of customization. I had a client build a Perry home here, and Perry was super open to custom options (in their case, a standalone tub) at very reasonable prices. You'll find wider lot options, 3-car garages, greenbelts, hills and some views.

The master plan will eventually be over 500 acres, and newer phases were being prepped when I filmed. Most of the really good lots, even some with views, are in the earlier phases. It gets flatter as you move back toward the newer parts of the neighborhood.

As a bonus, there were some concrete houses with metal frames going up nearby. I didn't know who was building them at the time.

Taxes, HOA and the honest downside

As of March 2025 the tax rate was 2.55%, which is pretty competitive, and the HOA was $55 a month.

The biggest con for anyone who works in Austin proper is the commute. It can be a little long. The Ronald Reagan widening should totally transform that drive, but go in with realistic expectations.

Who Nolina fits

Nolina fits buyers who want new construction from well-known builders, care about carrying costs as much as purchase price, and still want a good amenity center. It's less ideal if you have a daily commute into central Austin.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose. To tour Nolina or compare it with Santa Rita Ranch, call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.

My honest take
If you're trying to balance the purchase price with your carrying costs, Nolina offers a really good value. You get the same big-name builders you'd find in Santa Rita Ranch, a lower HOA, and an amenity center that doesn't short you. If you buy here, aim for the earlier phases, where most of the best lots and views are. Just be honest with yourself about the commute if you work in Austin proper.— Mason Bleasdell
