Parmer Ranch, Georgetown TX: A Full Neighborhood Guide

Parmer Ranch is a large master-planned community on the north and northwest edge of Georgetown, Texas, on both sides of Ronald Reagan Blvd, with a gated section of Sitterle garden homes and a new amenity center on a reservoir. When it opened, people asked why anyone would move out this far. That's changing very quickly, and here's what I saw on my March 2025 tour.

Location: not as far out as it used to be

Parmer Ranch sits on the very north and northwest edge of Georgetown. When it first opened a couple of years before my tour, everyone asked why in the world you'd ever move here, it's so far out. That's very quickly changing, with an HEB, a couple of new schools and a whole new amenity center.

It's quieter and more laid-back, but it's developing unbelievably quickly. If you like a calmer pace and don't mind being on the edge of town while it fills in, it's worth a look.

The gated Sitterle garden homes

One of the most unusual things here is a gated section of Sitterle garden homes, or cottages. They have their own yards, and the HOA in that section includes all your landscaping maintenance. It's a great option if you want lock-and-leave living without sharing a wall.

As of March 2025, most were priced from the high $400s up to about $600,000. Some have a separate studio or ADU. Inside you get high ceilings, quality cabinets and high-end flooring. In my opinion, there's not really much competition to this product in the area.

The HOA amount for this section didn't come through clearly in my recording, so ask me for the current figure.

Homes, lots and builders

Outside the cottages, Parmer Ranch has many builders, with styles from classic Texas limestone to contemporary. The builders named in my video title are Westin, Perry, Sitterle, Empire and GFO.

The lots are a little wider than typical, there are a good number of greenbelts, and there's some elevation change. It's not a totally flat, stamped-out neighborhood like some in Georgetown can be.

North of Ronald Reagan is where you'll find the Perry and Westin models, wider lots and larger homes. As of March 2025, prices across the community ran from about $400,000 up to about $700,000 for some of the larger Perry or Westin homes.

Schools

As of March 2025, Parmer Ranch was zoned to Ford Elementary and Georgetown High School, and I didn't know of any rezoning plans. The site for a future on-site elementary is across from the Sitterle section. A new middle school sits right next to the new amenity center. Technically it's not on site, but it basically is.

Georgetown ISD is growing, so we'll confirm zoning for the specific address before you buy.

The new amenity center

The new amenity center overlooks a big reservoir. As of my tour it had:

  • A pool that was about to open
  • A gym
  • Pickleball and basketball courts
  • An indoor hosting space you can reserve

Tax rate and HOA

As of March 2025 the tax rate was 2.45, which I think is very reasonable. The HOA outside the cottage section was $600 a year. For comparison, when I toured Broken Oak nearby in June 2025, its rate was about 1.8%, and Nolina was 2.55% in March 2025.

Who Parmer Ranch fits

Parmer Ranch fits buyers who want new construction with a little more lot width and terrain than usual, a quieter edge-of-town feel, and a new amenity center, at prices from about $400K to $700K (March 2025). The garden homes fit anyone who wants lock-and-leave living with a yard and no shared wall.

The trade-off is that it's still on the edge of town and filling in.

My honest take
Parmer Ranch was one of those places everyone said was too far out, and that's very quickly changing. I like that it isn't a flat, stamped-out subdivision: the lots are wider, there are greenbelts and some elevation. The gated Sitterle garden homes are something there isn't much competition for. There are big plans for Parmer Ranch overall, and it's very cool to see it all coming together.— Mason Bleasdell
