Buyers are already watching Parmer Ranch
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Parmer Ranch tour covers the gated Sitterle garden homes, the new amenity center on the reservoir and the sections on both sides of Ronald Reagan.
Those viewers are your buyers: people comparing Parmer Ranch with Nolina and Broken Oak nearby, people who want lock-and-leave living with a yard and no shared wall, and buyers who want wider lots and a little elevation. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Parmer Ranch home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Parmer Ranch lifestyle, from the new amenity center on the reservoir to the greenbelts and wider lots. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Parmer Ranch the lifestyle sells a lot of the home. The new amenity center overlooks a big reservoir, with a pool, gym, pickleball and basketball courts, and the lots are wider than usual, with greenbelts and some elevation change.
I never assume a buyer knows the area. Some buyers still think Parmer Ranch is too far out, and they don't know how quickly it's changing, with an HEB, new schools and the new amenity center. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Parmer Ranch
Selling a resale in Parmer Ranch is different from selling in an older, built-out neighborhood. Here's what I plan around:
- Builder competition. Parmer Ranch has many builders, and the Perry and Westin models were open north of Ronald Reagan when I filmed in March 2025. Buyers walk those models first, so your home has to be presented at least that well.
- Buyers comparing neighborhoods. Your buyer is often deciding between Parmer Ranch, Nolina, Broken Oak and Highland Village across the street. I've filmed all of them, so I can show what sets Parmer Ranch apart: wider lots, greenbelts, elevation and the new amenity center.
- Garden homes are their own market. If yours is one of the gated Sitterle garden homes, there's not much competition for that product in the area. The video makes that clear, including the landscaping maintenance the section's HOA covers.
Honest pricing matters too. I'll show you what's actually selling in Parmer Ranch and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
