Broken Oak, Georgetown TX: Quarter-Acre Lots and a Low Tax Rate

Broken Oak is a new-construction neighborhood in the far northwest corner of Georgetown, Texas, near Williams Drive and Ronald Reagan, where Chesmar and Highland Homes build on lots of about a quarter acre. When you add up the lot size, the single-story floor plans and a tax rate around 1.8%, I think it offers a really good value. Here's what I covered on my June 2025 tour.

Location: feels rural, won't live rural for long

Broken Oak is in the very northwest corner of Georgetown, right about where Williams Drive and Ronald Reagan meet. The first thing buyers say when we pull in is that it feels very rural. It's set away and quieter.

That's changing quickly. As of June 2025, a new HEB was under construction just up the street, in a shopping center planned with restaurants and offices. A Natural Grocers had just opened, and there were a lot of projects underway along Williams Drive. So it's quickly becoming a place that feels rural but doesn't live rural. Give it 5 years, and this is going to feel dramatically different.

Why Georgetown

The Georgetown Square is about 15 minutes away. Georgetown is a historic town with a courthouse square, the oldest university in Texas, live music, festivals and farmers markets. It has a real identity of its own.

Lots, homes and builders

Almost all the lots in Broken Oak are about a quarter acre, and some are a good bit more. It's not an acre-lot neighborhood, but a quarter acre makes a really big difference, and the lots are wide.

It's very rare to find an almost 3,000 square foot single-story with a three-car garage, and as of June 2025 a lot of them here were in the low $600s.

There are two builders, Chesmar and Highland Homes. I don't think you could go wrong with either, and I've never had a bad experience with either one. Both allow a lot of customization. One house I drove past was getting a brick driveway. Expect high ceilings and nice materials.

Tax rate

This is the headline. As of June 2025 the tax rate in Broken Oak was about 1.8%, which is shockingly low. At nearby Parmer Ranch or Nolina, you're paying 2.5 or even higher. Around 1.5 is about as low as it gets in the Austin area.

Nobody wants to spend more on property taxes than they have to, and on a $600,000 home that difference adds up every year.

Schools

As of June 2025, Broken Oak was zoned to Ford Elementary, Benold Middle and Georgetown High. A new elementary was under construction nearby, but there's no guarantee on zoning for it. Georgetown ISD is growing rapidly, so there's a pretty high likelihood these change over the years. We'll confirm zoning for the specific address before you buy.

HOA and amenities

The HOA was $800 a year, about $66 a month, as of June 2025. The amenities are sparer than in the big master-planned communities: park space and trails, but no fancy resort pool. Blue Hole Park is a free alternative in town.

I see that as a feature for a lot of people. If you're not going to use it, you're not paying for it.

My honest take
I truly think Broken Oak offers a really good value when you add up all the little things: a quarter-acre lot, a nearly 3,000 square foot single-story with a three-car garage, and a tax rate around 1.8%. Nobody wants to spend more on property taxes than they have to. It does feel rural today and the amenities are simple, but give it 5 years and this area is going to feel dramatically different.— Mason Bleasdell
