Highland Village, Georgetown TX: New Construction on the North Edge of Town

Highland Village is a small new-construction neighborhood on the far north edge of Georgetown, Texas, right next to Parmer Ranch and near Nolina. The number one thing my clients say when I bring them here is how rural it feels. I point people to it for two reasons: value, and a tax rate that was 2.09% when I toured it in July 2025, one of the lowest around.

Location: the rural edge of Georgetown

Highland Village sits on the very north edge of Georgetown. Parmer Ranch is across the street, and Nolina is close by. On a map you really are on the edge of town, and that's what people notice first. It feels rural.

The shopping picture was changing when I filmed in July 2025. A large HEB development was under construction at the corner of Williams Drive and Ronald Reagan, with other businesses going in alongside it. My bet at the time was that if you built a home here from scratch, the HEB would be open by the time you moved in.

Why Georgetown

Georgetown is honestly one of my favorite suburbs around Austin. It was its own standalone town for so long that it doesn't live like a suburb. There's the historic square with the old granite courthouse, good restaurants and live music on weekends. Lake Georgetown is nearby, with a hike-and-bike trail that runs from the lake into the square.

Living in Highland Village, you get a quieter, more rural setting and still have that town to go into.

Amenities: modest on purpose

Highland Village doesn't have over-the-top amenities. There's no resort pool. What you get is about 3 acres with:

  • A pavilion
  • A half basketball court
  • A playground
  • Greenbelt and park space, including room to walk the dog

If you're the kind of person who never uses the community pool, this is a good fit, because you're not paying for one.

Homes, builders and prices

This is reason number one: value. For a relatively small neighborhood there are a lot of builders, and the styles vary from contemporary to classic Texas ranch. That gives you more choice than you'd expect at this size.

As of my July 2025 tour, prices started in the very high $300s and went up to around $700,000 for some of the larger homes. Some of those were over 3,000 square feet.

Taxes: the 2.09% rate

This is reason number two, and by far the bigger one. When I filmed in July 2025, the tax rate in Highland Village was 2.09%. Parmer Ranch, right next door, was 2.46 at that time.

That gap matters more than people think. At a $600,000 to $700,000 price point, half a percent is about $3,000 a year. That's every year you own the home, even after it's paid off. The tax rate is what really sets Highland Village apart from almost every other neighborhood nearby.

Tax rates change every year, so I'll confirm the current rate for any home before you make an offer.

Who Highland Village fits

Good fit if you:

  • Want new construction without the carrying costs of a higher-tax neighborhood
  • Like a rural, edge-of-town feel
  • Don't need a big amenity center or pool
  • Want a choice of builders and styles

Think twice if you:

  • Want a resort pool and lots of organized amenities
  • Want to be close to everything. You are on the edge of town here

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
When I take clients out here, the first thing they say is how rural it feels, and I think that's part of the appeal. Highland Village isn't trying to win on amenities. It wins on value and on that tax rate. If you want to keep your holding costs down, this neighborhood honestly offers a really good value.
