Buyers are already watching Highland Village
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Highland Village tour covers the builders and home styles, the amenities and the new HEB development at Williams Drive and Ronald Reagan.
Those viewers are your buyers: people comparing Highland Village with Parmer Ranch and Nolina, buyers who want to keep their holding costs down, and people who like a quiet, edge-of-town feel. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Highland Village home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Highland Village lifestyle, from its quiet, rural setting to the Georgetown square and the trail from Lake Georgetown. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Highland Village the lifestyle sells a lot of the home. It feels rural, there's a pavilion, a playground and green space to walk the dog, and you still have Georgetown's historic square, weekend live music and the Lake Georgetown trail to go into.
I never assume a buyer knows the area. Many buyers have never been to the north edge of Georgetown and don't know about the HEB development that was under construction at Williams Drive and Ronald Reagan when I filmed in July 2025. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Highland Village
Selling a resale in Highland Village is different from selling in a big master-planned community. Here's what I plan around:
- Builder competition. There are a lot of builders for a small neighborhood, with styles from contemporary to classic Texas ranch. Buyers can compare your home with brand-new ones, so it has to be presented at least that well.
- Buyers comparing neighborhoods. Your buyer is often deciding between Highland Village, Parmer Ranch across the street and Nolina nearby. I've filmed all three, and the tax rate difference with Parmer Ranch was one of Highland Village's strongest points when I toured, so I make sure buyers see it.
- Modest amenities. There's no resort pool. For buyers who never use the community pool, that's a plus, and I say so up front.
Honest pricing matters too. I'll show you what's actually selling in Highland Village and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
