Selling your home in Broken Oak

If you're selling a home in Broken Oak, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Broken Oak tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured Broken Oak on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Broken Oak

Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Broken Oak tour covers the quarter-acre lots, the Chesmar and Highland Homes single-stories and the new retail coming in along Williams Drive.

Those viewers are your buyers: people who want a big single-story with a three-car garage, buyers comparing Broken Oak with Parmer Ranch and Nolina nearby, and people who want a wide lot and a quieter, rural feel. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Broken Oak home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Broken Oak lifestyle, from quarter-acre lots and quiet streets to the Georgetown Square about 15 minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in Broken Oak the lifestyle sells a lot of the home. Almost every lot is about a quarter acre, the neighborhood is set away and quieter, and the Georgetown Square, with its courthouse, live music and farmers markets, is about 15 minutes away.

I never assume a buyer knows the area. The first thing buyers say when they pull into Broken Oak is that it feels rural, and many don't know a new HEB was under construction just up the street when I filmed in June 2025. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in Broken Oak

Selling a resale in Broken Oak is different from selling in a big master-planned community. Here's what I plan around:

  • Builder competition. Chesmar and Highland Homes were both building when I filmed in June 2025, with a lot of customization. Buyers walk their models first, so your home needs to be presented at least that well.
  • The rural feel. Buyers notice it right away. I address it up front and show what's changing nearby, from the new HEB to the projects along Williams Drive.
  • Simple amenities. There's park space and trails but no resort pool. For a lot of buyers that's a plus, and I make sure they also know how Broken Oak's tax rate compares with Parmer Ranch and Nolina.

Honest pricing matters too. I'll show you what's actually selling in Broken Oak and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Broken Oak: questions I get asked

Who is a good Realtor to sell my home in Broken Oak, Georgetown?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed Broken Oak on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in Broken Oak?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
How do Broken Oak resales compete with new Chesmar and Highland homes?
Buyers can walk polished builder models before they see your home, so staging, sunset photography and a strong video matter. A resale is finished, move-in ready and often has upgrades a new build would charge extra for.
What do buyers compare Broken Oak with?
Usually Parmer Ranch and Nolina nearby. Buyers notice Broken Oak's quarter-acre lots, big single-stories and lower tax rate, and I've filmed all three, so I can show them the difference.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Broken Oak home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Broken Oak home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
