Buyers are already watching Nolina
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Nolina tour covers the amenity center, the four builders and the lots with views in the earlier phases.
Those viewers are your buyers: people comparing Nolina with Santa Rita Ranch, buyers balancing purchase price with carrying costs, and people working toward the Domain or Apple's campus down Ronald Reagan. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Nolina home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Nolina lifestyle, from the amenity center's fitness center, pools and coffee bar to the straight shot down Ronald Reagan toward the Domain. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Nolina the lifestyle sells a lot of the home. The amenity center has a real fitness center, pools, hosting areas and a coffee bar, the earlier phases have greenbelts, hills and some views, and a new HEB was about to open just north when I filmed in March 2025.
I never assume a buyer knows the area. Many buyers find Nolina while they're looking at Santa Rita Ranch and don't know what it offers. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Nolina
Selling a resale in Nolina is different from selling in a built-out neighborhood. Here's what I plan around:
- Builder competition. Perry, Westin, Chesmar and Taylor Morrison were all building when I filmed in March 2025, with newer phases being prepped. Buyers walk their models first, so your home has to be presented at least that well.
- Buyers comparing it with Santa Rita Ranch. A lot of buyers looking here are also looking at Santa Rita Ranch. I've filmed both, so I can show what Nolina offers: the same big-name builders, a lower HOA and an amenity center that doesn't short you.
- Your lot and the commute. Most of the really good lots, some with views, are in the earlier phases, and if yours is one, we lead with it. Buyers who work in Austin proper will ask about the commute, so I address it up front, including the Ronald Reagan widening.
Honest pricing matters too. I'll show you what's actually selling in Nolina and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
