Buyers are already watching Rancho Sienna
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Rancho Sienna tour covers the resort-style pool and trails, the on-site elementary and how much Bar W Marketplace has changed the area.
Those viewers are your buyers: people comparing Rancho Sienna with the new construction across Ronald Reagan, families who want an elementary school inside the neighborhood, and people who want mature trees and a finished feel. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Rancho Sienna home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Rancho Sienna lifestyle, from the resort-style pool and miles of trails to Bar W Marketplace at the entrance. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Rancho Sienna the lifestyle sells a lot of the home. There's a true resort-style pool with a splash pad, a clubhouse, a dog park and miles of trails, the trees have matured since it opened in 2012, and HEB at Bar W Marketplace is about 3 minutes away.
I never assume a buyer knows the area. Some buyers still think of Rancho Sienna as far out, the way it felt when it opened, and don't know how much has been built around it. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Rancho Sienna
Selling a home in Rancho Sienna is different from selling new construction, and that can work in your favor. Here's what I plan around:
- New construction across the street. Buyers compare Rancho Sienna with newer communities nearby at similar prices. When I filmed in June 2026, you could get higher-end homes in Rancho Sienna for the same money, plus mature trees, and I make that case clearly.
- School questions. Online school data for Rancho Sienna conflicts, and the high school is likely to change once the new one up Ronald Reagan opens. I verify zoning for your address and put it in the listing so buyers aren't confused.
- Your setting. Rancho Sienna sits on the edge of the Hill Country, with some views, trees and greenbelts. If your lot has them, the camera shows them.
Honest pricing matters too. I'll show you what's actually selling in Rancho Sienna and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
