What Bluff Haven Manor is
Bluff Haven Manor is a self-developed community by Risewell Homes. Risewell builds all over the country, but their floor plans are a little different from what you'll see from the big builders around Georgetown. At my June 2026 tour, the model home was the only finished house, so this is an early look. Some lots have views.
Pricing is in the same range as the big builders nearby: from the $600s to the $800s as of June 2026.
Location and commute
Bluff Haven sits just southwest of the Georgetown Square, about 10 minutes' drive from it. Wolf Ranch Shopping Center is right there, with HEB, Target, Best Buy, Starbucks and a bunch of restaurants.
The commute is where I think Bluff Haven really stands out. From here you can take the Inner Loop straight onto I-35, which is easier than getting to I-35 from inside Wolf Ranch. Compared with Parkside on the River, it's about 5 minutes or more shorter to I-35. If that adds up to 10 minutes less on the road every day, it really does make a difference.
You also have easy access to Leander on Hwy 29 and to Cedar Park. The planned road through Parkside on the River, crossing the San Gabriel going north, was described as coming soon when I filmed.
Schools
Bluff Haven Manor is in Georgetown ISD and feeds into the same schools as Wolf Ranch across the street: Wolf Ranch Elementary and Tippit Middle. In the video I named Georgetown High as the high school, but Wolf Ranch itself is zoned to East View High, so the high school is one we'll confirm for the exact address before you buy.
Nearby private and preschool options include Divine Savior Academy and a Goddard School.
Amenities: the honest trade-off
If a pool or a community center is important to you, this neighborhood is not going to have it. There's a trail head at the bottom of the neighborhood that leads down to the San Gabriel River, and I'm told more trails are planned.
That's the biggest difference from Wolf Ranch and Parkside, which both have amenity centers with pools. You're trading amenities for location and a newer, smaller community.
Bluff Haven vs Wolf Ranch vs Parkside on the River
Here's how the three compare using the numbers from my tours. Check the dates, since taxes and HOA dues change.

- Price: $600s to $800s (June 2026)
- Tax rate: 2.45 (June 2026)
- HOA: $110/month (June 2026)
- Amenities: river trail head, no pool or community center

Wolf Ranch
- Builders: nine, including Coventry, Highland, Perry and Westin (January 2025)
- Price: about $400K to $1.2M (January 2025)
- Tax rate: 2.45, which I called identical to Bluff Haven (June 2026)
- HOA: about $1,120 a year (January 2025)
- Amenities: River Camp and The Den at Hilltop, HEB and Target in the community
- Schools: Wolf Ranch Elementary, Tippit Middle, East View High
Parkside on the River
- Builders: six, including Chesmar, Highland, Perry and Taylor Morrison (September 2025)
- Price: very low $400s into the $900s (September 2025)
- Tax rate: 2.47 on the Georgetown ISD side, 2.6% on the Leander ISD side (September 2025)
- HOA: $840 a year (September 2025)
- Amenities: amenity centers including a lap pool, more trails planned
- Commute: about 5+ minutes farther from I-35 than Bluff Haven
If you're looking at Parkside on the River, Wolf Ranch, Lively Ranch or any of the neighborhoods along 29, Bluff Haven is definitely one worth considering.
Who Bluff Haven Manor fits
If you've looked at Perry, Coventry or the other big builders around here and haven't fallen in love with anything, this could be a really good opportunity. It fits buyers who care most about location and commute, want Wolf Ranch-area schools and shopping, and don't need a pool or clubhouse.
It's a poor fit if resort-style amenities are a must, or if you'd rather buy into a neighborhood that's already built out.
