Buyers are already watching Bluff Haven Manor
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Bluff Haven Manor video compares it with Wolf Ranch and Parkside on the River on location, commute, schools and amenities.
Those viewers are your buyers: people who've toured the big builders along 29 and haven't fallen in love with anything, commuters who want the Inner Loop straight onto I-35, and families who want Wolf Ranch Elementary and Tippit Middle without living in Wolf Ranch. When I list your home, its video goes on the same channel, next to the Bluff Haven video they've already watched.

How I'd sell your Bluff Haven Manor home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Bluff Haven Manor lifestyle, from the trail head down to the San Gabriel River to Wolf Ranch Shopping Center next door. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Bluff Haven Manor the lifestyle sells a lot of the home. HEB, Target and Starbucks at Wolf Ranch Shopping Center are a stone's throw away, the Georgetown Square is about 10 minutes, and a trail head at the bottom of the neighborhood leads down to the San Gabriel River.
I never assume a buyer knows the area. Bluff Haven Manor is new, and when I filmed it in June 2026 only the model home was finished, so plenty of buyers have never heard of it. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Bluff Haven Manor
Selling a resale in Bluff Haven Manor is different from selling in an established neighborhood. Here's what I plan around:
- The builder is still selling. Risewell Homes develops and builds Bluff Haven itself, and it was just getting started when I filmed in June 2026. While Risewell is selling new homes down the street, your home has to show at least as well as their model.
- No pool or clubhouse. Buyers comparing it with Wolf Ranch and Parkside will notice there's no pool or community center. I put that up front and sell what Bluff Haven does have: the location, the commute and the river trail.
- Buyers comparing neighborhoods. Your buyer is often deciding between Bluff Haven, Wolf Ranch and Parkside on the River. I've filmed all three, so I can show where Bluff Haven wins, especially the Inner Loop straight onto I-35.
Honest pricing matters too. I'll show you what's actually selling in Bluff Haven Manor and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
