Lively Ranch, Georgetown TX: Lennar Homes With a Hill Country Setting

Lively Ranch is a Lennar-only master-planned community in Georgetown, Texas, known for its more rural setting, trees, walking paths and greenbelt lots. It sits where the Hill Country starts to get pretty, about 7 minutes from the Georgetown square. When I toured it in February 2024, the HOA was only $37 a month and homes started in the high $300s.

Setting: trees, trails and greenbelt lots

Lively Ranch is known for a more rural setting. There are lots of trees, walking paths that run through them, and quite a few greenbelt lots. It sits right where the Texas Hill Country starts, so some homes have views.

When I filmed in February 2024, there were still lots that backed to the pond, had views or looked out onto greenbelt. If this isn't going to be your forever home, I'd try to get something a little unique. A greenbelt lot is one of the best ways to do that. It gives you privacy, and it can help you stand out when you sell.

Amenities and HOA

The amenity center has:

  • A large pool
  • A gym
  • A club room
  • A splash pad
  • A playground

As of February 2024 the HOA was only $37 a month. That's a lot of amenities for a very reasonable fee. HOA dues can change, so I'll confirm the current amount for any home you're looking at.

Location and shopping

Lively Ranch is about 7 minutes from downtown Georgetown. Georgetown is one of the oldest cities in Texas, with one of the oldest universities in the state. It's the Williamson County seat, and the granite courthouse square has live music on the weekends.

For everyday shopping, Wolf Ranch Shopping Center is close, with the newer HEB, Target, home stores, restaurants and Starbucks.

Schools

Lively Ranch is zoned to Georgetown ISD. The district is investing heavily in infrastructure to keep up with growth, and it's adding new programs. I always confirm the specific campuses for an address before you buy, because zoning can shift as new schools open.

Lennar homes and prices

Lennar is the only builder in Lively Ranch. Honestly, you won't get as much customization as you would with some higher-end builders, but you won't pay their prices either.

As of February 2024, a home of about 1,700 square feet started in the high $300s, and homes went up to just under 3,000 square feet. There's something for most budgets.

They didn't cheap out on some of the details:

  • Large windows
  • Brick on three sides, with stucco or masonry on the back
  • Upgraded, thicker and taller shingles

Faster builds. Lennar pre-permits its homes, which cuts about 2 months off construction compared with some other builders. Design and color choices come in predesigned packages. If you want new construction but don't want to wait 8 to 10 months, that helps.

Who Lively Ranch fits

Good fit if you:

  • Want new construction at an entry-to-mid price point
  • Want a pool and gym with a low HOA
  • Like trees, trails and a more rural feel
  • Want a shorter build timeline

Think twice if you:

  • Want a lot of customization or several builders to choose from

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Lively Ranch gives you a lot for the money: a real amenity center for a very small HOA, trees and trails, and a Hill Country feel about 7 minutes from the square. Lennar isn't the most customizable builder, but they didn't just cheap out on the details, and pre-permitting speeds things up. My advice here is to pick your lot carefully. A greenbelt or view lot gives you privacy and makes your home a little unique when it's time to sell. Call or text me at (512) 983-7331 or email mason@masonsellsaustin.com.— Mason Bleasdell
