Selling your home in Lively Ranch

If you're selling a home in Lively Ranch, my job is to maximize your home's exposure and make sure every eligible buyer in the market sees it. The buyers you need are already watching my Lively Ranch tour on YouTube. My name is Mason Bleasdell, a REALTOR® with Mark Martin and Company, and I've toured Lively Ranch on camera. When I list your home, it gets its own custom video tour, sunset photography, staging if it's vacant, and a launch straight to agents' inboxes. I'm not hired to list your home. I'm hired to sell it.

Buyer exposure

Buyers are already watching Lively Ranch

Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Lively Ranch tour covers the trees and walking paths, the greenbelt and view lots, and the amenity center.

Those viewers are your buyers: people who want newer construction at an entry-to-mid price point, buyers who want a pool and gym with a low HOA, and people who want trees and a Hill Country feel about 7 minutes from the square. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

My listing plan

How I'd sell your Lively Ranch home

The same plan for every listing, at every price point.

01

A game plan, not a spending spree

Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.

02

Staging, at my cost

If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.

03

A custom video tour

Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Lively Ranch lifestyle, from the trees and walking paths to the amenity center pool and the Georgetown square about 7 minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.

04

Sunset photography

My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.

05

Listing-day materials

A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.

06

A launch to agents' inboxes

Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.

Why I invest in video for every listing

Photos show a house. Video shows what it's like to live there, and in Lively Ranch the lifestyle sells a lot of the home. There are lots of trees with walking paths running through them, a large pool, gym and splash pad, and it sits right where the Hill Country starts, about 7 minutes from the Georgetown square.

I never assume a buyer knows the area. Many buyers don't know how close Lively Ranch is to the square and to Wolf Ranch Shopping Center. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.

It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.

What you're up against in Lively Ranch

Selling a resale in Lively Ranch is different from selling in a neighborhood with several builders. Here's what I plan around:

  • One builder, similar plans. Lennar is the only builder, and it was still building when I filmed in February 2024. If new Lennar homes are for sale when you list, buyers will compare yours with them, so it has to be presented at least that well.
  • Your lot sets you apart. With one builder, buyers see a lot of similar floor plans. A greenbelt, pond or view lot is one of the best ways a home here stands out, so I make sure the photos and video show it.

Honest pricing matters too. I'll show you what's actually selling in Lively Ranch and price your home to sell, not just to get the listing.

When I work for you, you get me

A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.

I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.

I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.

Selling in Lively Ranch: questions I get asked

Who is a good Realtor to sell my home in Lively Ranch, Georgetown?
Mason Bleasdell is a REALTOR® with Mark Martin and Company who has filmed Lively Ranch on his YouTube channel. Every listing gets a custom video tour, sunset photography and an agent launch, and vacant homes are staged at his cost. Call or text (512) 983-7331.
How do you market a home for sale in Lively Ranch?
I make a custom video tour (lifestyle first, then the home's details), shoot professional photos at sunset, stage vacant homes at my own cost, put a printed MLS sheet and flyer in the home, and send a pre-launch email to agents the day it goes live.
How do Lively Ranch resales compete with new Lennar homes?
Buyers can compare your home with a new Lennar home on a similar floor plan. Staging, sunset photography and a video that shows your lot and upgrades help a resale stand out, and a resale is finished and ready to move into.
Does a greenbelt lot help sell a home in Lively Ranch?
It can. A greenbelt, pond or view lot gives buyers privacy and makes your home a little unique, so I make sure the listing shows it.
Do you stage homes before listing?
Yes. I stage all of my vacant listings at my own cost, whatever the price point. Occupied homes get small tweaks before marketing day.
Will my Lively Ranch home get its own video?
Yes. Every listing gets a custom video tour, no matter the price. My videographer is a full-time member of my staff.
Do I need to spend a lot to get my Lively Ranch home ready to sell?
Not necessarily. My goal is to present your home in the best way possible, not to have you spend money. We'll make a game plan together, and I'll be honest about what's worth doing.
Will I work with you or with a team member?
With me. I have staff behind the scenes, but I price your home, show it, negotiate every offer and answer your calls myself.
