Riverview, Georgetown TX: Lots, Views and the San Gabriel River

Riverview is a master-planned community off Highway 29 in Georgetown, Texas, and one of very few communities that sit on the San Gabriel River. Gehan Homes and DR Horton build there. What stood out on my February 2023 tour was the lots: elevation changes, views and greenbelt lots with no one behind you, about 5 minutes from Wolf Ranch and the square.

Location

Riverview sits right off the Highway 29 corridor, the road that heads west toward Liberty Hill. You're about 5 minutes from Wolf Ranch Shopping Center, with Target, HEB and gyms, and about 5 minutes from the historic town square.

It has a rural, quieter feel. It doesn't feel like you're right on top of people, but you're a five-minute drive from almost anything you'd want.

The San Gabriel River

Riverview is one of very few communities on the San Gabriel River. A few things to know:

  • River-backing lots aren't true waterfront. A greenbelt buffer, kept out of the floodplain, sits between the lots and the river. It has a trail and access points, so you can walk down to the river easily. Those backyards are relatively flat.
  • The river is seasonal. This is Texas. In dry seasons it can run dry. It feeds Lake Georgetown.

When I filmed in February 2023, a new section had just opened, and DR Horton was selling lots that back to the river.

Lots and topography

Honestly, the lots are what make Riverview the most unique of the Georgetown communities I've toured. There's a lot of elevation change, lots with views, and greenbelt and preserve lots with no neighbor behind you. Lot shapes vary too. It's not a postage-stamp, cookie-cutter neighborhood.

Privacy is the ultimate luxury, and a preserve lot is one of the best ways to get it in a new-construction community.

Builders and floor plans

Two builders were building here in February 2023: Gehan Homes and DR Horton. Between them there's a wide range of single-story and two-story plans, some with upstairs balconies. Homes start around 1,700 to 1,800 square feet and go over 3,000.

Gehan's Next Gen plan. This is a full suite with a kitchenette and its own outside entrance, still connected to the main house. It works well for multigenerational living. Your parents can live with you and still have some independence. Gehan had a Next Gen model open when I filmed, and the hilltop views from that part of the community are worth seeing.

Availability

As of February 2023, the older sections were built out and most new homes had sold, with some inventory still available. That was a while ago, so today you're likely looking at a mix of resales and whatever new construction remains. I'll check current availability for you.

Who Riverview fits

Good fit if you:

  • Want a view lot, a preserve lot or trail access to the river
  • Want privacy without being far from shopping
  • Need a multigenerational floor plan
  • Like a quieter, rural feel

Think twice if you:

  • Expect a river with water year-round
  • Want a home right on the water rather than behind a greenbelt buffer

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Riverview is one of very few communities that are actually on the San Gabriel River, and I think its lots are what set it apart from everything else around Georgetown. You get elevation, views and preserve lots with no one behind you, and privacy is the ultimate luxury. Just know the river is seasonal and the river-backing lots sit behind a greenbelt buffer.
