Buyers are already watching Riverview
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Riverview tour covers the river-backing lots and trail, the view and preserve lots and Gehan's Next Gen floor plan.
Those viewers are your buyers: people who want a view or preserve lot with no one behind them, families looking for a multigenerational floor plan, and buyers comparing Riverview with the Retreat at San Gabriel and Wolf Ranch along the river. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Riverview home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Riverview lifestyle, from the trail down to the San Gabriel River to Wolf Ranch Shopping Center and the square about 5 minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Riverview the lifestyle sells a lot of the home. There's real elevation change, lots with views, preserve lots with no neighbor behind you and a trail down to the San Gabriel River, and Wolf Ranch Shopping Center and the square are each about 5 minutes away.
I never assume a buyer knows the area. Many buyers don't know Riverview is one of very few communities on the San Gabriel River. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Riverview
Selling a resale in Riverview is different from selling in a flat, cookie-cutter neighborhood. Here's what I plan around:
- Your lot is the selling point. The lots are what make Riverview stand out. If yours has elevation, a view or no one behind you, the photos and video lead with it.
- Setting river expectations. River-backing lots sit behind a greenbelt buffer with a trail, and the river is seasonal. I describe it accurately so buyers fall for what's really there.
- Other resales. As of my February 2023 tour, the older sections were built out and most new homes had sold. Today you're mostly up against other Riverview resales and whatever new construction remains, and presentation is how yours stands out.
Honest pricing matters too. I'll show you what's actually selling in Riverview and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
