River access, early in the build-out

What makes the Retreat at San Gabriel different is the San Gabriel River. Almost no other community around Georgetown, apart from Wolf Ranch, has that. Here, prices started lower than Wolf Ranch's South Fork river section, which made it a friendlier way to live on the river.

When I filmed in February 2024, it was very early. Only a few homes were finished or occupied, so lot selection was wide open. Some lots have views.

The riverfront lots and the trail

The "riverfront" lots aren't directly on the water. The City of Georgetown owns a green buffer between the lots and the river. What you do get is easy access to the city-maintained hike-and-bike trail, which connects to 18 miles of trails. When I filmed, a connection to downtown was listed as coming soon.

Those lots carry a premium, so we'd weigh the price against how much you'll actually use the trail and the view.

Taxes and HOA

My job when I'm helping a buyer is mostly looking for the pitfalls, and property tax is a big one. Even if the house is paid off, it's still a bill you have to pay.

As of February 2024, the tax rate here was 1.8%, about 1% lower than the community right next door. On a $600,000 home, that's about $6,000 a year.

The HOA was $800 a year, not a month. There's no big amenity center. The amenities are the location, the trail and the walking paths, and that keeps the dues low.

Builders, homes and prices

Three builders were building here in February 2024:

  • KB Home
  • Brightland Homes
  • Tri Pointe Homes

Each offers something a little different in price range, features and lot size, and some build on slightly larger lots. Homes are available well above 3,000 square feet.

Most homes started in the high $300s and could reach about $800,000, depending on size and options, with premiums on some of the riverfront lots.

Location, schools and shopping

The Retreat is just west of Georgetown, the Williamson County seat and home to Southwestern University. The granite courthouse square has live music on Friday and Saturday nights.

It's close to Georgetown ISD schools and to Wolf Ranch Shopping Center, with the newer HEB, Starbucks, Target, home stores, restaurants and steakhouses. Because the community sits down the hill from the highway, there's hardly any road noise, and it has a more rural feel.

Who the Retreat at San Gabriel fits

Good fit if you:

  • Want river and trail access without Wolf Ranch pricing
  • Care about a lower tax rate and a low HOA
  • Want a quiet, rural feel close to Georgetown
  • Like choosing between builders and lot sizes

Think twice if you:

  • Want a resort pool or big amenity center
  • Expect riverfront lots to sit right on the water

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
This is a really unique spot packed with value. You get access to the San Gabriel River and the city trail, a lower tax rate than the community next door and an HOA of $800 a year. The amenities are the location and the trail, so if you want a resort pool, this isn't it. But if you'd rather keep your carrying costs down and be close to Georgetown and Wolf Ranch shopping, it's worth a look.
