Buyers are already watching the Retreat at San Gabriel
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Georgetown neighborhood tours have been watched 17,466 times, and my Retreat at San Gabriel tour covers the river access, the city hike-and-bike trail and the three builders.
Those viewers are your buyers: people who want San Gabriel River and trail access without Wolf Ranch pricing, buyers comparing it with Wolf Ranch's river section, and people who want a quiet, rural feel close to Georgetown. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your the Retreat at San Gabriel home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Retreat at San Gabriel lifestyle, from the San Gabriel River and the city hike-and-bike trail to Wolf Ranch Shopping Center close by. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and at the Retreat at San Gabriel the lifestyle sells a lot of the home. You have access to the San Gabriel River and a city-maintained trail that connects to 18 miles of trails, the neighborhood sits down the hill from the highway with hardly any road noise, and Wolf Ranch Shopping Center is close.
I never assume a buyer knows the area. Many buyers don't know that almost no community around Georgetown apart from Wolf Ranch has river access. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in the Retreat at San Gabriel
Selling a resale in the Retreat at San Gabriel is different from selling in a neighborhood with a big amenity center. Here's what I plan around:
- Builder competition. KB Home, Brightland Homes and Tri Pointe Homes were all building when I filmed in February 2024, very early in the build-out. If they're still selling when you list, your home has to be presented at least as well as their models.
- The riverfront question. The riverfront lots aren't directly on the water. The City of Georgetown owns a green buffer between the lots and the river. I describe it accurately and show the trail access on video, so buyers value it for what it is.
- No big amenity center. The amenities are the location, the trail and the walking paths. That keeps the HOA low, and buyers also ask about the tax rate here compared with the community next door, so I address both up front.
Honest pricing matters too. I'll show you what's actually selling in the Retreat and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
