Location: the heart of old Georgetown
Saddle Creek is on the east side of Georgetown, what I call the "old" side. A lot of newer communities are out along 29, farther from things. Saddle Creek is right in the heart of what makes Georgetown special, about 5 minutes from the downtown square with its live music, shopping, restaurants, bars and coffee.
The community opened about 5 to 6 years before I filmed and was still building in April 2024. Wolf Ranch Shopping Center, with the newer HEB, Target, Chick-fil-A and Starbucks, is about 10 minutes away at most.
I don't think Georgetown is underrated, but I don't think it's rated highly enough either.
Commute
Drive times as of April 2024:
- Downtown Austin: about 45 minutes without traffic
- Tesla: about 30 minutes straight down SH-130, which is a toll road
- Austin airport: about 35 minutes via 130
The downtown Austin commute is the biggest con of this neighborhood. If you work east or near the airport, 130 makes it much easier.
HOA and amenities
As of April 2024, the HOA was $67 a month. For that you get:
- A resort-style pool
- A fully equipped gym
- A disc golf course
- Well-kept parks
All of it is walkable from inside the neighborhood. In my opinion, these are some of the best amenities for a community in this price range.
Schools
Saddle Creek is in Georgetown ISD:
- Mitchell Elementary is around the corner. You could literally walk there.
- Wagner Middle is close.
- Georgetown High is just across 130.
All three are within 5 minutes at most. There are also private and charter options in the area. School zoning can change, so I confirm it for the exact address before you buy.
Homes and prices
Saddle Creek has two main kinds of homes.
Twin homes. Pacesetter Homes builds two-story twin homes. Think of them as individually deeded duplexes, attached by only one wall, so you get windows on three sides. As of April 2024, some were trading in the $200,000s.
Single-family homes. These run from the high 1,200-square-foot range up to almost 3,000 square feet, with three-car garage and greenbelt lot options. When I filmed, some fully loaded former model homes were for sale too.
Overall, the neighborhood traded from the very high $200s for twin homes up to the low-mid $400s as of April 2024. You get a lot of house and a lot of amenities for the money.
Who Saddle Creek fits
Good fit if you:
- Want to be close to the Georgetown square
- Want real amenities (pool, gym, disc golf) at a modest HOA
- Are shopping at an entry price point, including twin homes
- Want walkable schools
- Commute toward Tesla or the airport via 130
Think twice if you:
- Drive to downtown Austin every day
When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
Selling in Saddle Creek
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
