Buyers are already watching Wolf Ranch
Most people moving to Georgetown start on YouTube, long before they call an agent or book a showing. My Wolf Ranch tour has been watched 6,924 times. It covers River Camp, the Hilltop section, West Bend and the river trail to the square.
Those viewers are your buyers: relocating families, people comparing Wolf Ranch with Parkside on the River, and people who already want to walk their kids to Wolf Ranch Elementary. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Wolf Ranch home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Wolf Ranch lifestyle. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Wolf Ranch the lifestyle sells a lot of the home. You're inside the community with an HEB and Target, you can bike the San Gabriel River trail to the square, and you have River Camp and The Den at Hilltop.
I never assume a buyer knows the area. Many of the people touring Wolf Ranch are relocating and have never driven University Avenue. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Wolf Ranch
Selling a resale in Wolf Ranch is different from selling in an older neighborhood. Here's what I plan around:
- Builder competition. Wolf Ranch has nine builders (as of my January 2025 tour), and West Bend was still selling new homes when I filmed. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- Buyers comparing neighborhoods. Your buyer is often deciding between Wolf Ranch, Parkside on the River and the newer communities along 29. I've filmed all of them, so I can show why your section stands out, whether it's Hilltop's golf-course views without golf dues or a walk to Wolf Ranch Elementary.
Honest pricing matters too. I'll show you what's actually selling in your section and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
