Buyers are already watching Carillon
Most people moving to Manor start on YouTube, long before they call an agent or book a showing. My Manor neighborhood tours have been watched 16,895 times, and my Carillon tour covers the amenity center, all four builders, Richmond American's RV garages and the line between Manor ISD and Elgin ISD.
Those viewers are your buyers: relocating families, people comparing Carillon with Lagos Reserve and Monarch Ranch, and people who want a big single-story or a garage with room for an RV, a gym or a car lift. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Carillon home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Carillon lifestyle, from the shaded pool and pickleball courts to the trails through the preserve green space. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Carillon the lifestyle sells a lot of the home. There's a clubhouse, a pool with shade covers, pickleball courts and a covered playground, and the trail system runs through preserve green space with a dry creek. Manor itself is changing fast, with the new H-E-B and Chick-fil-A development going vertical when I filmed in February 2025.
I never assume a buyer knows the area. Many of the people touring Carillon are relocating and have no idea how quickly Manor is changing. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Carillon
Selling a resale in Carillon is different from selling in a neighborhood where the builders have moved on. Here's what I plan around:
- Four builders down the street. D.R. Horton, Chesmar, Brightland and Richmond American were all building when I filmed in February 2025. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- The school and tax questions. Carillon is split between Manor ISD and Elgin ISD, and the tax rate varies by section too. Buyers will ask about both, so I confirm your home's zoning before we launch and address taxes up front.
- The 290 commute. Buyers worry about rush-hour traffic on 290. I'd rather address it up front, so the buyers who tour already understand the drive and how close Manor's new shopping is.
Honest pricing matters too. I'll show you what's actually selling in Carillon and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
