Monarch Ranch: D.R. Horton's New Community on Manor's North Side

Monarch Ranch is a new D.R. Horton community on the north side of Manor, one of the most northern communities in town, just up the road from Manor Crossing. I filmed a first look in August 2025, while the amenity center was still going in. There are very few places near Austin where you can get a 2,600 sq ft brand-new home for around $410,000.

Location and shopping

Monarch Ranch is one of the most northern communities in Manor. It sits right off the road that runs straight south to Manor Crossing.

Manor Crossing is going to change how you live day-to-day in Manor. When I filmed in August 2025, Home Depot and restaurants were open and H-E-B was very close to opening. For a long time Manor had no dedicated grocery store, just Walmart.

Go the other direction and you're close to Stone Hill Shopping Center in Pflugerville, with Costco, Target and the big box stores.

Amenities and HOA

The amenity center was still under construction when I toured. The plan includes:

  • A pool (coming)
  • A dog park
  • A pickleball court (the slab was in)
  • A newly installed playground

The HOA was $49 a month at the time of recording. For $49 a month, those are really nice amenities, basically everything people are looking for these days.

Homes and pricing

Monarch Ranch is brand-new construction by D.R. Horton, with six floor plans in single- and two-story. I appreciate that D.R. Horton is leaning into a more contemporary look here. It's not over the top.

As of August 2025:

  • A roughly 2,600 sq ft new home for $410,000, plus incentives
  • A four-bedroom single-story for $349,000, plus incentives

There are very few places even close to Austin these days where you can get that much new construction for that price.

Schools

Monarch Ranch is Manor ISD. As of August 2025 it was zoned to:

  • Shadow Glen Elementary, one of the best rated public elementary schools in Manor ISD
  • Manor Middle School
  • Manor High School

There are charter schools just into Austin and private options nearby. Confirm zoning for the specific address.

Taxes and the trade-offs

The tax rate was about 2.6% when I filmed. That's probably the biggest con. It's not terrible in any way, and it's typical for Manor. Pflugerville can be even higher.

The other thing to know is that this community is in very early stages. The amenities were still being built, and early buyers will live with construction for a while.

Pros: value, a $49 HOA with a real amenity package, Shadow Glen Elementary zoning, and quick access to Manor Crossing and Stone Hill.

Cons: a 2.6% tax rate and an early-stage neighborhood.

My honest take
Monarch Ranch is a strong value play. A 2,600 sq ft new home around $410,000 with a pool, dog park and pickleball for a $49 HOA is hard to find this close to Austin. The tax rate is the biggest con, but it's typical for Manor. If you're fine buying early in a new community, I'd look at it. When I work for you, you get me.
