ShadowGlen: Manor's Golf Course Master-Planned Community

ShadowGlen is one of the largest master-planned communities in Manor and the only one with its own golf course. It has an on-site elementary school, resort-style amenities and a mix of resale and new construction. I toured it in August 2023, and it's a community my clients who've moved in and out of here have really loved.

Golf course and amenities

ShadowGlen is the only master-planned community in Manor with its own golf course. If a golf course community is important to you, this is one of the best ways to get one in this price range and this close to town.

Golf membership is not required by the HOA, like it is in some communities. It's optional, and residents get a discount.

The rest of the amenities are resort-style:

  • A lap pool and water slides
  • Walking trails
  • Dog park areas
  • An elementary school inside the community

It really is one of the most amenity-rich communities in Manor.

Homes, builders and prices

ShadowGlen has been building out for a good while, almost 20 years as of 2023, so there's a lot of resale and still some new construction.

Builders range from entry-level, like D.R. Horton, to higher-end, like Perry Homes. As of August 2023:

  • Prices ran from the very low $300s to about $600-700K.
  • Homes ranged from about 1,300 sq ft single-story to well over 3,000 sq ft.
  • You'll find single- and two-story homes, three-car garage options, estate-style homes on larger lots and first-time-buyer homes.

The older resale sections have mature trees and tend to be closer to the golf course. The newer homes are farther back.

Location and nearby retail

ShadowGlen is about 20 minutes from downtown Austin. The nearest other golf course community on this side of town is Blackhawk to the north, which puts you farther out.

Right at the entrance there's a Starbucks, restaurants like Casa Garcia's (with a playground and patio), and medical and dental offices.

When I filmed in 2023, Walmart was still Manor's closest grocery store, but H-E-B was confirmed and a hardware store was on the way.

Community size and relocating

In August 2023 ShadowGlen had about 1,200 homes and was expected to reach about 1,500 at build-out. That size helps if you're relocating. There's a good chance someone here is in a similar stage of life, and it's easier to make friends than in a smaller community. There are community Facebook groups and events too.

Who ShadowGlen fits

ShadowGlen fits buyers who want amenities, an on-site elementary and the option to golf without being forced to pay for it. It also fits first-time buyers and move-up buyers alike, because the price range is wide.

My video didn't cover the tax rate or HOA dues, and these numbers are from 2023. Ask me for current prices, taxes and HOA on any home you're considering.

My honest take
Given the price and how close it is to Austin, ShadowGlen really is almost unmatched. You get a golf course without a required membership, a pool with water slides, an elementary school inside the neighborhood and a big enough community to meet people. My clients who've lived here have really loved it.— Mason Bleasdell
