Buyers are already watching ShadowGlen
Most people moving to Manor start on YouTube, long before they call an agent or book a showing. My Manor neighborhood tours have been watched 16,895 times, and my ShadowGlen tour covers the golf course, the pool and water slides, the elementary school inside the community and the mix of resale and new construction.
Those viewers are your buyers: relocating families who want a big community where it's easier to make friends, golfers who want a course without a required membership, and people comparing ShadowGlen with newer Manor communities like Monarch Ranch. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your ShadowGlen home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the ShadowGlen lifestyle, from the golf course and water slides to the elementary school inside the neighborhood. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in ShadowGlen the lifestyle sells a lot of the home. It's the only master-planned community in Manor with its own golf course, and membership is optional. There's a lap pool with water slides, walking trails, dog park areas and an elementary school inside the community, plus a Starbucks and restaurants right at the entrance.
I never assume a buyer knows the area. Many buyers are relocating, and ShadowGlen's size is a big part of the story for them: with this many homes, there's a good chance someone's in the same stage of life. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in ShadowGlen
Selling a resale in ShadowGlen is different from selling in a brand-new community. Here's what I plan around:
- New construction around you. ShadowGlen still had some new construction when I filmed in 2023, and newer Manor communities like Monarch Ranch and Carillon pull buyers too. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- What makes your section stand out. The older resale sections have mature trees and tend to sit closer to the golf course. The newer homes are farther back. Your video shows exactly what your street and lot have.
- A wide range of homes. ShadowGlen has everything from first-time-buyer homes to estate-style homes on larger lots. I compare your home with the homes it actually competes with, not the whole neighborhood.
Honest pricing matters too. I'll show you what's actually selling in ShadowGlen and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
