Buyers are already watching Monarch Ranch
Most people moving to Manor start on YouTube, long before they call an agent or book a showing. My Manor neighborhood tours have been watched 16,895 times, and my Monarch Ranch tour covers the amenity center, D.R. Horton's floor plans, the Shadow Glen Elementary zoning and how close it is to Manor Crossing.
Those viewers are your buyers: relocating families, first-time buyers looking for a lot of house for the money, and people comparing Monarch Ranch with ShadowGlen and Carillon. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Monarch Ranch home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Monarch Ranch lifestyle, from the pool, dog park and pickleball court to Manor Crossing just down the road. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Monarch Ranch the lifestyle sells a lot of the home. The amenity center was going in when I filmed in August 2025, with a pool, a dog park, a pickleball court and a playground. Manor Crossing, with H-E-B and Home Depot, is just south, and Stone Hill in Pflugerville, with Costco and Target, is the other way.
I never assume a buyer knows the area. Many of the people touring Monarch Ranch are relocating and don't know how much Manor Crossing has changed day-to-day life in Manor. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Monarch Ranch
Selling a resale in Monarch Ranch is different from selling in an established neighborhood. Here's what I plan around:
- D.R. Horton next door. Monarch Ranch was in its early stages when I filmed in August 2025, with D.R. Horton selling six floor plans plus incentives. If they're still selling when you list, your buyer will compare your home with a new one. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- Buyers comparing Manor communities. Your buyer is often deciding between Monarch Ranch, ShadowGlen and Carillon. I've filmed all of them, so I can show what yours offers, like Shadow Glen Elementary zoning, a real amenity package and quick access to Manor Crossing.
Honest pricing matters too. I'll show you what's actually selling in Monarch Ranch and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
