Buyers are already watching Lagos Reserve
Most people moving to Manor start on YouTube, long before they call an agent or book a showing. My Manor neighborhood tours have been watched 16,895 times, and my Lagos Reserve tour covers Tri Pointe's homes and design choices, the Manor ISD zoning and where it sits on the south edge of Manor.
Those viewers are your buyers: relocating families, people who want Manor ISD and Manor New Tech High School, and people comparing Lagos Reserve with Whisper Valley just to the south. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Lagos Reserve home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Lagos Reserve location, from the straight shot down 290 into North Austin to Manor's new H-E-B and restaurants. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Lagos Reserve the location sells a lot of the home. Manor is a straight shot down 290 into North Austin, and for the money it's closer to Austin than basically anywhere else. The new H-E-B and restaurants are changing the way Manor lives. As of my February 2025 tour, the master plan called for a pool, a pickleball court and playgrounds.
I never assume a buyer knows the area. Many of the people touring Lagos Reserve are relocating and don't know where the Manor ISD line falls, or that this is its own Tri Pointe section, separate from the older Lagos neighborhood down the road. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Lagos Reserve
Selling a resale in Lagos Reserve is different from selling in an older neighborhood. Here's what I plan around:
- Tri Pointe's own homes. Lagos Reserve is self-developed by Tri Pointe, and the first homes were just going up when I filmed in February 2025. If Tri Pointe is still selling when you list, buyers will walk its models first. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- The school line. Lagos Reserve is barely on the Manor ISD side, and Whisper Valley just south is Del Valle ISD. For a lot of buyers that's a real reason to choose your home, so I put it front and center.
- The PID question. Lagos Reserve has a PID, and buyers will ask how it affects their payment. I address it up front, so it doesn't surprise anyone halfway through the deal.
Honest pricing matters too. I'll show you what's actually selling in Lagos Reserve and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
