Location and commute

Whisper Valley sits just east of Austin on the east side of Highway 130, due south of Manor. I call it kind of the Goldilocks location for commuting into town. You can go up 130 to 290, down 130 to 79, or take back roads like 969 into Austin.

Because you're south of Manor, you don't drive through Manor traffic. But Manor's shopping is under 10 minutes away: the brand-new large H-E-B (it opened two days before I filmed in November 2025), Home Depot, Walmart and restaurants.

Real talk: you're going to use a toll road for a lot of your commuting. In 2023 I timed downtown at about 25 to 30 minutes, much of it on SH-130. Budget for tolls. The upside is SH-130 has nowhere near the traffic of I-35.

Geothermal, solar and why it's called Whisper Valley

This is what makes Whisper Valley different. There's an underground geothermal heating and cooling grid that runs to every home. That means no outdoor AC condenser, so the neighborhood is actually quieter than a typical one. That's where the name comes from.

As of my November 2025 tour:

• The geothermal system is claimed to be about 70% more efficient for heating and cooling.
• The units are rated for 20 to 25 years, versus the typical 10 to 15.
• Every home comes with solar included in the price. It isn't an add-on, so you don't have the resale headache that aftermarket solar can bring.

Geothermal plus solar makes it an off-grid capable home. In 2023, owners in Google reviews were saying they had basically zero electric bills. It's not just a gimmick. There's nothing else like this anywhere near this price point in this area.

Parks, trails and amenities

A lot of master plans mow everything down. Whisper Valley has almost taken the opposite approach. Of the 2,000-plus acres, 600 are park space: trails, greenbelts, ponds, creeks and mature trees. Every section has its own pocket parks.

The amenity center, called the Discovery Center, has a pool, a gym and a large hosting space next to the dog park trailhead. In 2023 the amenity area also had Tesla chargers and organic gardens, and Google Fiber had arrived, which is great if you work from home.

It's an active, social community. At sunset people are in the pool and working out. If you're relocating, you probably can make friends here. I can't guarantee it.

Builders and home types

As of November 2025, Richmond American had closed out. The builders I covered include:

• Pacesetter: the best price point, with twin homes and smaller homes on 40 ft lots, up to just under 2,200 sq ft, and really well finished for the money.
• GFO Homes: the biggest homes, well over 3,000 sq ft.
• AHA Dream Homes: I interviewed the owner. They've been in business about 17 to 18 years, most of the crew has been there since day one, and builds typically take 3 to 4 months. They use ZIP System sheathing, Bosch appliances and finished, insulated garages.
• Thurman Homes: semi-custom at the top of the price range, and they only build in Whisper Valley. Full spray-foam insulation, epoxy garage floors, double balconies. You're literally living in a big Yeti cooler.

There's also a European modular builder in the planning stage whose model wasn't open yet when I filmed.

In 2023, the first phase had detached townhomes with rear carports for lock-and-leave living, twin homes that share structure costs to bring prices down, and single-family homes approaching 3,000 sq ft. My advice on comparing builders hasn't changed: they all use subcontractors. The real difference is the general contractor, the construction manager and the materials. Look at details like wall texture and cabinets.

Prices

In my November 2023 tour, homes ran from the $300,000s up to about $700,000 for a roughly 3,000 sq ft single-family home. A Thurman Homes inventory home was listed at $574,000 at the time.

Prices and incentives move a lot in new construction. Call me for current numbers before you tour.

Schools and what's coming

School zoning is where my videos disagree, so here's the honest version. In my November 2023 tour I said Whisper Valley was Manor ISD. In my February 2025 Lagos Reserve video and my May 2025 Manor guide, I noted that Whisper Valley is zoned Del Valle ISD, even with Manor addresses. My November 2025 Whisper Valley tour doesn't name the district. So as of 2025, my understanding is Del Valle ISD. Please confirm zoning for the specific address before you buy.

The master plan calls for three on-site schools on two campuses, plus town-style retail and restaurants instead of a strip center. As of November 2025, a high school was under construction on site, targeted to open in 2027 according to the AHA Dream Homes owner. A second park of about 600 acres is also planned with the city.

All of this takes time. You're getting in on the earlier phases.
