Buyers are already watching Whisper Valley
Most people moving to Manor start on YouTube, long before they call an agent or book a showing. My Manor neighborhood tours have been watched 16,895 times, and my Whisper Valley tour covers the geothermal grid and included solar, the 600 acres of parks, the Discovery Center and each of the active builders.
Those viewers are your buyers: relocating buyers looking for something truly different, people drawn to geothermal and solar on every home, and people comparing Whisper Valley with Lagos Reserve and Wild Horse Ranch. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Whisper Valley home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Whisper Valley lifestyle, from the geothermal and solar on every home to 600 acres of parks and trails. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Whisper Valley the lifestyle sells a lot of the home. Every home is tied into an underground geothermal grid and comes with solar included, so there's no outdoor AC condenser and the streets are quieter. 600 of the 2,000-plus acres are park space, and the Discovery Center has a pool and a gym next to the dog park trailhead.
I never assume a buyer knows the area. Many buyers are relocating, and most have never seen a geothermal grid, so the video explains how it works. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Whisper Valley
Selling a resale in Whisper Valley is different from selling in a typical master plan. Here's what I plan around:
- Active builders. As of my November 2025 tour, Pacesetter, GFO Homes, AHA Dream Homes and Thurman Homes were building. Buyers walk polished models with sales staff before they see your home, so your home has to be presented at least that well. That's where staging, sunset photos and video do the work.
- Explaining what's unique. Geothermal and solar are a big part of your home's value, but only if buyers understand them. Your video explains the system and shows that solar is included, not an aftermarket add-on.
- The school question. My own videos have disagreed on Whisper Valley's zoning over time, and the on-site schools are still coming. Buyers will ask, so I confirm your home's zoning before we list and state it clearly.
Honest pricing matters too. I'll show you what's actually selling in Whisper Valley and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
