The Village at Cooper Lane (you'll also see it called Village on Cooper Lane) is a small David Weekley Homes community off Cooper Lane in South Austin 78745, between MoPac and I-35, south of 290. Most of South Austin was built in the '70s, so there aren't many new construction options, which is what makes this one worth a look. Honestly, its location is probably its best perk.

Location and commute

The Village at Cooper Lane is in the pocket of South Austin between MoPac and I-35, south of 290, with easy access to South First Street into downtown. The homes around it mostly date to the '70s.

There are multiple routes downtown, which is handy if you work at places like Oracle or the government offices and want to avoid the freeways. If you commute at rush hour, this is a place I'd plug your GPS in every day.

Nearby local spots include the Armadillo Den, which had just opened when I filmed, and Practice Coffee.

Shopping and errands

Everything is within about 5-10 minutes:

  • H-E-B, about 5 minutes up the street
  • Southpark Meadows, with Target, Walmart and Home Depot
  • Starbucks and other everyday stops

David Weekley homes

David Weekley Homes is definitely a premium builder. When you touch the materials, they're just a notch above. They don't use the super cheap stuff, and you can tell right away. I've never had a qualm with anything they do.

As of February 2025, homes ran from about $500,000 up to about $650,000, and from about 1,700 to a little over 2,500 square feet. Some are three stories with a third-floor loft.

The community was almost sold out as new construction in early 2025, with a few homes and a couple of lots left. Resales do pop up.

Site condos, the HOA and parking

Legally, these homes are site condos because of the small lots and private roads. But none of them share a wall. You own the yard and the house, and there's no actual difference in how you live here. Insurance does run a little higher.

The HOA was $218 a month as of February 2025. That's very reasonable here, because it covers the amenities, liability and maintenance of the private roads.

The roads are fire lanes, so there's no overnight street parking. There are guest parking spaces throughout. If you want to host large parties regularly, this probably isn't the community for you.

Schools and taxes

The schools are close:

  • Williams Elementary, half a mile away
  • Bedichek Middle School, 0.6 miles
  • Crockett High School, a mile and a half

The tax rate was 2.17% as of February 2025. South Austin tends to have a lower property tax rate, which helps keep carrying costs down.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
This really does offer a cool value if you want to be in South Austin in a relatively new home. The location is the best perk, David Weekley's build quality is a notch above, and the schools are close. Just know the parking rules and the site-condo setup going in, and don't expect to host big parties often.
