What Creekside at Estancia is
Creekside at Estancia is a brand-new KB Home community, and KB is developing it themselves. When I filmed in January 2025 the model homes weren't built yet, and the plan was to keep developing through 2025. Homes go up to almost 2,600 square feet.
In my opinion, KB sits in the same price tier as Lennar and D.R. Horton. The difference is customization. You get to go to KB's design center and make a lot of your own choices, and in a lot of cases they use slightly nicer materials.
Bigger backyards, trees and views
A critique I hear from a lot of my buyers is that South Austin neighborhoods all look the same: small lots, no trees, flat. This one is different. There are lots of trees and a lot of elevation change, which is very unusual for this part of town.
That gives you natural privacy. It's not one of those places where you walk out onto your back patio and somebody is immediately staring at you. The community also sits up pretty high. From some lots you can see straight to downtown, and you get sunset views too.
The condo question
Like most new communities around here, Creekside at Estancia is set up on private streets, the "site condo" structure. You own a detached home, but the roads are private, and parking will be a little more limited than on a traditional street.
Here's the difference: unlike most of South Austin's condo-ized communities, these lots have really nice-sized backyards. I think this could be the cool middle ground. Considering the price and the location, it's a place where you can still get a true single-family home.
Location and what's nearby
You're just barely west of I-35, with back roads over to Manchaca and the 78745 area, and there are multiple routes downtown.
- Southpark Meadows, about 5 minutes: a huge new H-E-B, restaurants, Target, Walmart and Home Depot.
- Texas Keeper Cider, about 5 minutes: live music and shuffleboard. My wife and I go there on dates.
- Down Manchaca, about 10 minutes: Armadillo Den, Lustre Pearl, Practice Coffee and a lot of restaurants.
Tax rate
As of January 2025, the tax rate was estimated at 1.46% a year. That wasn't fully final, but it's about as low as you'll find anywhere around Austin. The community is outside city limits, and it didn't appear there would be a MUD. We'll confirm the final rate on any home you're considering.
