Buyers are already watching Creekside at Estancia
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Creekside at Estancia tour covers the bigger backyards, the trees and elevation, and the lots with views toward downtown.
Those viewers are your buyers: buyers tired of South Austin lots that all look the same, people who want a real backyard and natural privacy, and people comparing it with the Hills of Bear Creek and the other new South Austin communities I've filmed. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Creekside at Estancia home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Creekside at Estancia lifestyle, from the trees and views to Southpark Meadows and Texas Keeper Cider nearby. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Creekside at Estancia the lifestyle sells a lot of the home. You have trees, real elevation change and, from some lots, a view to downtown, with Southpark Meadows, Texas Keeper Cider and the spots down Manchaca close by.
I never assume a buyer knows the area. A lot of buyers think every new South Austin community is small lots, no trees and flat, and they need to see that this one isn't. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Creekside at Estancia
Selling a resale in Creekside at Estancia is different from selling in an older neighborhood, because KB Home is building right around you. Here's what I plan around:
- KB's new homes. KB was developing the community through 2025 when I filmed in January 2025, and buyers can make their own choices at KB's design center. Your home has to show at least as well as the models. A resale is finished, landscaped and ready now.
- The private-street question. Like most new communities around here, it's on private streets, so parking is tighter. I lead with the advantage most of them don't have: a real backyard.
- Your lot is the story. Trees, elevation and downtown or sunset views vary by lot. If yours has them, the video and sunset photos are built to show it.
Honest pricing matters too. I'll show you what's actually selling in Creekside at Estancia and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
