Messinger Village: Newer Homes off Slaughter and Manchaca

Messinger Village is a Milestone Community Builders neighborhood of newer, fully detached homes off Slaughter Lane and Manchaca in South Austin. Most of this part of town was built between the '70s and the early 2000s, so there's very little new construction, and that makes this one really popular. The location is pretty darn unbeatable, and as of January 2025 you could be under $500,000 for a very nice, almost new home.

Location

Messinger Village sits between MoPac, I-35 and 290, toward the south end, right off Slaughter and Manchaca.

You're almost walking distance to Moontower Saloon, with volleyball leagues, live music, a brewery and food trucks, and close to Press Coffee and plenty of South Austin restaurants. H-E-B, Chick-fil-A, Best Buy, Target and Walmart are all about 5 minutes away.

A condo by definition only

Legally, Messinger Village is a condo community. The land is zoned multifamily, the lots are small and the roads are private fire lanes.

Don't let that turn you off. The homes are fully detached. You own your land and your structure, and it lives exactly like a single-family home. Yards are on the smaller side, though some backyards are generous. It's a lock-and-leave lifestyle.

Homes, builder and prices

Milestone Community Builders is still building here, but the community was almost built out as of January 2025.

  • Sizes run up to about 2,400 square feet, with different layouts. Some plans have two-story ceilings in the living room.
  • Prices ran from a super reasonable high $400,000s to just over $500,000, before builder incentives.
  • Warranties: most homes are still under the builder's structural warranty, and it conveys on resales. Even on a resale, we can often negotiate a lot of those incentives.

Parking: the number one con

Parking is the biggest trade-off here. Every road is a fire lane, so there's no street parking. Each home has a two-car garage and a two-car driveway, and there's guest parking around the neighborhood. If you have a lot of cars or host often, factor that in.

Taxes and HOA

The tax rate was 1.8% as of January 2025. This is a lower-tax part of town. For reference, where I live it's 2.6%.

The HOA was $150 a month, because the condo association maintains the private roads and common grounds. Amenities are limited to walking paths and dog areas.

To me, a lower tax rate with a slightly higher HOA is a trade worth making.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
The location off Slaughter and Manchaca is pretty darn unbeatable, and the lower tax rate more than makes up for a slightly higher HOA. The condo label is a definition only; these live like single-family homes. Parking is the real con, so be honest with yourself about how many cars you have. Being under $500,000 for a very nice, almost new home here makes it almost unbeatable.
