Buyers are already watching Messinger Village
Most people moving to Austin start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Messinger Village tour covers the location off Slaughter and Manchaca, what the condo label really means, parking and the Milestone homes.
Those viewers are your buyers: people who want a newer home in an established part of South Austin, people comparing Messinger Village with the Village at Cooper Lane and other South Austin new construction, and people who want a lock-and-leave home near Moontower Saloon. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Messinger Village home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Messinger Village lifestyle, from Moontower Saloon to H-E-B and Target about 5 minutes away. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Messinger Village the lifestyle sells a lot of the home. You're almost walking distance to Moontower Saloon, close to Press Coffee and South Austin restaurants, and about 5 minutes from H-E-B, Target and Walmart, in a lock-and-leave home in a part of town with very little new construction.
I never assume a buyer knows the area. Many of the people touring Messinger Village are relocating, and some see the word "condo" and move on. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Messinger Village
Selling a resale in Messinger Village is different from selling in the older South Austin neighborhoods around it. Here's what I plan around:
- The condo label. Legally it's a condo community, but the homes are fully detached and owners own their land and structure. Buyers who don't know that skip right past. I explain it in the first lines of your listing and in the video.
- Parking. The roads are fire lanes, so there's no street parking. I show the two-car garage, the two-car driveway and the guest parking so buyers see the real picture before they tour.
- The warranty. Most homes here were still under the builder's structural warranty when I filmed in January 2025, and it conveys on a resale. If yours still has it, that's a real selling point, and I make sure buyers know.
Honest pricing matters too. I'll show you what's actually selling in Messinger Village and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
