Cascades at Onion Creek: M/I Homes in South Austin With a $55 HOA

Cascades at Onion Creek is an M/I Homes new-construction community in South Austin, just barely on the east side of I-35 with direct access off Slaughter Lane. As of January 2025 it combined a 1.8% tax rate, a $55 a month HOA with real amenities along Onion Creek, and homes up to 2,700 square feet under $500,000. Getting almost a 3,000 square foot home at that price, with that tax rate and that HOA, is kind of insane.

Location

Cascades at Onion Creek is just barely on the east side of I-35 in South Austin. The honest con with that side of the highway is that it's a little farther from things to do, even just the grocery store.

What's different here is the direct access off Slaughter Lane. Unlike a lot of the neighborhoods off Slaughter east of 35, it really doesn't live that bad. I think the location is one of the biggest pros of this neighborhood.

What's nearby

  • A new, huge H-E-B (with a barbecue restaurant) about 5 minutes up the street
  • Southpark Meadows up I-35, with Target, Walmart and Home Depot
  • Costco down Slaughter Lane
  • South Austin spots like the Armadillo Den and Moontower Saloon

Amenities and HOA

The HOA was $55 a month as of January 2025, and the amenities are really cool for such a small fee:

  • A pool area with barbecue grills
  • A walking path along Onion Creek
  • Miles of walking and biking trails
  • A fully fenced dog park

Onion Creek Golf Club is just across the creek. A lot of communities with amenities like these tend to charge a lot more.

Homes, builder and prices

M/I Homes builds here, and they build a higher-end home, with higher ceilings and nicer materials.

As of January 2025:

  • Sizes ran from about 1,400 square feet up to a five-bedroom, 2,700 square foot plan.
  • Prices started in the very high $300,000s before options, and even the 2,700 square foot plan was priced under $500,000.
  • A quick move-in deal: a 2,700 square foot, five-bedroom home was listed at $449,000, plus rate incentives with M/I's in-house lender. I thought some inventory homes could be negotiated into the $300,000s.

This was nearly the last phase under construction. Some lots back only to a road and sit at staggered elevations, so you naturally get more privacy.

Taxes and who it fits

The tax rate was 1.8% as of January 2025. That's really advantageous, especially for a new construction home.

Cascades fits buyers who want a newer, larger home with real amenities and low carrying costs, and who are fine being just east of I-35. If you need to be in the middle of South Austin's restaurants and shops, the other side of the highway may suit you better.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Almost 3,000 square feet under $500,000, at a 1.8% tax rate, with a $55 HOA that still gets you a pool, trails and a dog park, is hard to beat. Being east of I-35 puts you a little farther from things, but the direct access off Slaughter makes a real difference here.
