Onion Creek: South Austin's Overlooked Golf Course Community

Onion Creek is a golf course community in South and Southeast Austin, built around Onion Creek Country Club starting in the '80s or so. I think it's one of the most overlooked golf course communities around Austin, and one of very few in South Austin. As of my March 2024 tour, the tax rate was 1.97%, the HOA was about $300 a year, and golf membership wasn't required.

A little history

Onion Creek grew up around Onion Creek Country Club, starting in the '80s or so. Back then it was a prestigious, high-end community full of custom homes, and it was really far out from the city.

When people think of golf course communities around here, they usually think of Westlake, Teravista or Blackhawk. I was down here showing a buyer some homes and realized how many people overlook this one. It really is a gem.

Shopping and what's nearby

Onion Creek isn't far from shopping anymore. You're a mile and a half from a brand-new H-E-B, with Walmart, restaurants and coffee shops in the same complex.

Buda is just down the road, with its historic downtown, the city's investment in its parks, and a Summer Moon. Closer in, Armadillo Den and Meanwhile Brewing are both nearby.

Commute to downtown and the airport

Downtown and the airport are each about 15 to 20 minutes away. I-35 is the main route in, though GPS will sometimes send you up South First or South Congress.

The honest con: if you commute during rush hour, I-35 can get jammed up. Plan for it.

Tax rate, HOA and golf membership

As of March 2024, the tax rate was 1.97%. That's just under the 2% mark, and far below what a lot of this area goes for.

The HOA was right around $300 a year. The HOA does not require a golf course membership. There are a couple of caveats, so reach out and I'll walk you through them for a specific home.

Homes and prices

Onion Creek has a real range of homes. As of March 2024:

  • Townhomes: attached, smaller square footage, some sitting directly on the golf course, mostly in the $300,000 to $400,000 range with some higher.
  • Single-family homes: about 1,500 to over 3,000 square feet, from about $500,000 to well over $1 million depending on size, location and features.
  • Golf course lots command a premium.

Many original homes have been remodeled or added on to, and some people have bought lots and built fairly new custom homes.

Community feel, and touring with me

What stood out most on this tour was the pride of ownership. People love their homes and their community here, and you see neighbors out walking all the time. If you want a tight-knit sense of community, Onion Creek is worth a look.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Onion Creek is overlooked so often, and it really is a gem. You get a golf course community with mature homes and real pride of ownership, an H-E-B a mile and a half away, a tax rate under 2% and an HOA that doesn't force a golf membership. The trade-off is I-35: if you commute at rush hour, it can get jammed. If that works for your schedule, it's worth a serious look.— Mason Bleasdell
