Location and jobs

Addison sits in the southeast corner of Austin, very close to the airport and Tesla. There's a lot of industry, manufacturing and jobs out this direction, and that's one of the biggest reasons people choose to live here.

It's also close to some good places to get outside:

  • Meanwhile Brewing: family-friendly, with food trucks and live music.
  • McKinney Falls State Park and the Onion Creek Greenbelt.
  • Roy Kizer Golf Course: even if you're terrible at golf like I am, the driving range is really fun.

Amenities

Addison has two amenity centers:

  • North: a small gym, club space, bathrooms and a lap pool.
  • South: the newest and biggest, with a gym, another pool and more playground space.

There are also walking trails through nature preserve and greenbelt space.

Brookfield build quality

Brookfield Residential is the only developer and builder here, and they build a quality home. They don't just go for whatever the cheapest option is:

  • Thicker 30-year shingles
  • Masonry all around: board and batten, stucco and stone
  • Quality garage doors
  • Big windows, which a lot of builders in this price range skip because big windows are expensive

It's worth knowing that Texas doesn't require builders or general contractors to be licensed, so looking at details like these is how you judge quality. Construction started around 2018 and there are still some new sections, so homes are nearly new. Many resales still convey the builder warranty.

Tax rate and HOA

Addison sits outside a lot of taxing entities. As of January 2024, the tax rate was 1.89%, one of the absolute lowest you'll find anywhere around Austin, and that makes a huge difference on a monthly payment.

The HOA was only $53 a month when I filmed. Put the two together and you get a lot for your money.

Schools

Addison is zoned to Del Valle ISD: Hillcrest Elementary, Ojeda Middle School and Del Valle High School, all within about a 10-minute drive as of January 2024. You're a little farther from the schools here than in some neighborhoods, but it's not a huge deal. We'll confirm zoning for any home you're considering.

Homes, prices and touring with me

You'll find both single-story and two-story homes, some with 3-car garages, in modern contemporary and traditional brick styles. As of January 2024, prices ran from the very high $300s and low $400s up to the mid $500s, depending on size and upgrades.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Addison makes a lot of sense if you work near the airport or Tesla. The tax rate and HOA are both low for Austin, and Brookfield builds with better materials than a lot of builders at this price, down to the roof and the windows. You're a little farther from the schools, but not by much, and with McKinney Falls, Meanwhile Brewing and the Roy Kizer driving range close by, there's plenty to do on a weekend.— Mason Bleasdell
