Easton Park: Southeast Austin's Amenity-Rich Master Plan

Easton Park is a master-planned community in Southeast Austin, near the airport off Highway 183 and William Cannon, planned at 3,400 acres at build-out. In terms of amenities, I don't think anything in Austin competes with it, and you can find almost any kind of home here. The number one complaint has always been the drive to the grocery store, and with an H-E-B now under construction across the street, that's about to change.

Location and commute

Easton Park is in Southeast Austin, very close to the airport, right off Highway 183 and William Cannon.

  • The airport is less than 10 minutes away.
  • Highway 183 and the new toll road extension take you north.
  • William Cannon is a straight shot into South Austin.
  • Downtown is an easy commute. When I toured in January 2024, I told people to plan on about 20-25 minutes realistically on a normal day, and to map their own commute.

It's also an easy commute for Tesla employees.

The new retail and the H-E-B

Two years before my March 2026 tour, there was no retail or restaurant space here at all. The biggest con was a 15-minute drive each way to the grocery store, and that is so annoying.

That's changing. As of March 2026:

  • An H-E-B is officially under construction just across the street, opening in 2027. It will literally cut 30 minutes off your day.
  • A sub shop and a car wash have opened.
  • A Chick-fil-A was about to open across the street.

The H-E-B is a game changer for this neighborhood.

Amenities, trails and parks

The amenities are unbeatable by honestly anything within Austin, and even most of the suburbs. The closest comparison I can think of is Santa Rita Ranch.

Here is what the amenity center (The Union, when I toured in 2024) offered across my two tours:

  • Multiple pools
  • A full gym, far more equipped than a normal neighborhood gym. People work out here instead of driving to the Gold's down the road.
  • A co-working space, coffee bar and meeting area
  • Event spaces you can rent, plus billiard tables

Outside, there's a dog park, miles of trails (in 2024 I described it as a half marathon's worth, not counting sidewalks) connecting to the retail area, Skyline Park and multiple pocket parks with playgrounds.

Homes and builders

They've really tried to make the homes here actually different, so it doesn't feel cookie-cutter. You'll find:

  • Detached townhomes with small yards
  • Rear-entry garage single-family homes, some above 3,000 square feet with different layouts
  • Traditional homes, including larger Perry Homes with modern, traditional, limestone and board-and-batten elevations and room for three-car garages

When I toured in January 2024, five builders were active: Pacesetter, Newmark, Brookfield, Taylor Morrison and Perry Homes. Brookfield did modern townhouse-style homes, Pacesetter did smaller townhouse homes and spec homes, and Taylor Morrison and Perry did larger, more customizable homes. Check the current builder list before you shop, since it changes.

None of the homes have huge yards. If you want a lot of elbow room, this isn't the one for you. If you love low maintenance and a lock-and-leave feel, it's a great fit.

Prices and resale

As of March 2026, some resale homes were in the high $200,000s, and most of the larger new builds topped out around $900,000.

The first homes here were finished around 2018, so there's a good amount of resale. The truth is, and most people won't admit this, with so much new construction around you can get some really good deals on resale. They're well kept, not very old, and a lot of times the warranties even convey.

Schools, taxes and HOA

Schools. Collins Elementary is on site, very central to the neighborhood on the other side of Skyline Park. Easton Park is zoned to Del Valle ISD, and the middle and high schools are a little bit of a drive.

Tax rate. As of March 2026 it was 2.57%, down from 2.66% when I toured in January 2024. That's on the higher end for Austin, because it includes a MUD tax. A MUD is a bond that funded the utilities and infrastructure. It's definitely something to budget for, especially on a larger home. I live in a MUD myself, so it's not all bad, and you do get a ton of amenities with it.

HOA. $75 a month as of March 2026, which is hilariously cheap for what it offers.

Who it fits

Easton Park fits buyers who want top-tier amenities, a quick trip to the airport and a wide choice of home styles and prices, and who are fine with a smaller yard and a higher tax rate.

Pros

  • Amenities I don't think anything in Austin matches, for a $75 HOA (as of March 2026)
  • Less than 10 minutes to the airport, with 183 and William Cannon right there
  • Almost any home type, from resale in the high $200,000s to large new builds
  • An elementary school on site, plus Skyline Park, trails and pocket parks
  • Good resale deals, often with warranties that convey

Trade-offs

  • A 2.57% tax rate (as of March 2026), on the higher end for Austin because of the MUD
  • No big yards
  • Middle and high school are a bit of a drive
  • Groceries are still a drive until the H-E-B opens in 2027

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
Absolutely nothing in Austin competes with Easton Park in terms of amenities, and the HOA is hilariously cheap for what you get. The tax rate is on the higher end because of the MUD, so budget for it, and don't expect a big yard. With the H-E-B coming in 2027, the biggest complaint about living here is going away.
