Where Stoney Chase is
Stoney Chase is in Del Valle, a suburb southeast of Austin, really close to the Austin airport. It sits across the street from Circuit of the Americas: the COTA tower, the amphitheater and a theme park under construction. It's literally walkable.
When I toured in March 2026, the neighborhood was still under heavy construction, with some residents already moved in.
Commute
It's actually not that far out, even though the mileage is a little longer.
- SH-130 toll road gets you to Tesla in less than 10 minutes.
- SH-130 to 290 takes you into downtown.
In my experience, there's generally less traffic commuting downtown from this direction than from Buda to the south or Round Rock to the north.
Homes and prices
KB Home is building here. As of March 2026:
- Homes started in the high $200,000s. These are homes you can actually buy, not an advertised gimmick.
- Floor plans run from 1,360 square feet up to just under 2,900 square feet.
- Even the biggest plan was barely touching $400,000.
There are creek and greenbelt areas around the neighborhood, and some lots back up to preserved space. That was a big deal to my wife and me when we bought our house: having a space behind you that's preserved, for privacy. The area is generally flat.
Amenities, taxes and HOA
Amenities. An amenity center with a playground, bathrooms and a pool was under construction when I filmed. I expected it to be open by summer 2026.
HOA. $70 a month as of March 2026. That's not bad at all for the amenities, when a lot of HOAs these days are well over $100 a month.
Tax rate. There's no PID (public improvement district), which KB markets. I was seeing a 2.4% tax rate as of March 2026. That's not incredibly low. It's a lot better than the 2.9% at another KB neighborhood I've sold in, but it's not the 1.7% that's about the lowest you'll see around Austin.
Groceries and what's coming
H-E-B owns land nearby, but I hadn't heard of an announced plan to build as of March 2026. They tend to wait until the last minute, when everyone is screaming for them to build their store. More restaurants are coming this way.
That's the honest trade-off right now: it's an early-stage area, so you'll drive for groceries and most errands for a while.
When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.
Selling in Stoney Chase
My listing plan: a custom video tour, sunset photography, staging for vacant homes at my cost, and a launch straight to agents.
