Location: edge of town, Austin address

Marble Creek Crossing sits right off Slaughter Lane on the very edge of town. It's technically outside city limits, on a postal rural route, but you still get an Austin mailing address. I've had quite a few clients who specifically wanted that.

From here you're 10-15 minutes into most parts of Austin and under 15 minutes to Austin-Bergstrom airport.

Schools: Del Valle ISD, not what Zillow shows

This is the most important thing to know. Marble Creek Crossing is zoned to Del Valle ISD, not Austin ISD, even though Austin ISD starts about half a mile down the street.

For the 2026-27 school year, it's zoned for:

  • Creedmoor Elementary
  • Ojeda Middle School
  • Del Valle High School

Sites like Zillow pull the nearest schools, and those are not what you're zoned for here. You can't attend them without a huge exception process. Always confirm zoning for the specific address.

What's nearby

A lot of growth has landed close by:

  • Goodnight Ranch's new commercial, half a mile away: offices, restaurants, a boba shop and a beauty salon, with medical offices coming
  • Easton Park's commercial: multiple restaurants, a CVS and a Chick-fil-A that was about to open when I filmed, plus an H-E-B under construction
  • The flagship H-E-B down Slaughter Lane at I-35, one of the newest and nicest in Austin

The honest con: the light at Slaughter and I-35 at rush hour can be a nightmare. You can sit through several light cycles.

The 2% tax rate advantage

As of my July 2026 tour, the tax rate was 2.0%. Compare that to almost 2.4% at nearby Goodnight Ranch, and 2.57% at Easton Park as of my March 2026 tour there.

On a $500,000 house, half a percent is $2,500 a year. That's a couple hundred bucks a month, about your entire electric bill. And that's not equity you're building in the house. It's just an additional tax, so it's really nice to have that savings out here.

Homes and HOA

M/I Homes builds everything here, with a huge variety of floor plans. They run from just under 1,500 square feet, starting in the lower $300,000s, up to right at 3,000 square feet with a six-bedroom option.

The HOA was $120 per quarter as of July 2026. You won't get big amenities. There's no pool. But that also means you're not paying HOA for a pool you're never going to use.

When I work for you, you get me. I show the homes, I negotiate and I'm the one who answers your call. You're never handed off to a teammate you didn't choose.

My honest take
If you're a family that wants a newer home just outside town, with an Austin address, a 2% tax rate and a small HOA, Marble Creek Crossing is pretty unbeatable. Go in knowing it's Del Valle ISD, not the Austin ISD schools Zillow shows, and that the Slaughter and I-35 light can be rough at rush hour.
