Buyers are already watching Stoney Chase
Most people moving to Del Valle and the Austin area start on YouTube, long before they call an agent or book a showing. My Austin neighborhood tours have been watched 14,802 times, and my Stoney Chase tour covers the location across from COTA, the commute on SH-130, the KB floor plans and the amenity center that was under construction.
Those viewers are your buyers: people looking for a newer home at a price they can actually reach near Austin, people commuting to Tesla or the airport, and people comparing Stoney Chase with Easton Park and Marble Creek Crossing. When I list your home, its video goes on the same channel, next to the neighborhood tour they've already watched.

How I'd sell your Stoney Chase home
The same plan for every listing, at every price point.
A game plan, not a spending spree
Before anything goes live, we walk the house together and plan the prep. My goal isn't to have you spend money. It's to present your home in the best way possible, and I'll be honest about what that takes.
Staging, at my cost
If your home is vacant, I stage it at my own cost, whether it's close to $1 million or $300,000. Occupied homes get small tweaks before marketing day.
A custom video tour
Every listing gets one, at every price point, made by my full-time videographer. The first half sells the Stoney Chase lifestyle, from COTA across the street to a quick drive to Tesla and the airport. The second half covers the details we don't want buyers to miss, like the upgrades and maintenance you've done, especially the ones they can't see.
Sunset photography
My photographers shoot at sunset, the best light of the day. Your home stands out when buyers are scrolling hundreds of listings on Zillow, and even the interiors look better with the sunset in the windows.
Listing-day materials
A printed MLS sheet and a flyer are waiting in your home, with the specs, system ages and video highlights. A buyer who skipped the description still won't miss anything.
A launch to agents' inboxes
Good agents are busy. They aren't sitting on the MLS waiting for your house. The day we go live, a pre-launch email puts your home in front of them.
Why I invest in video for every listing
Photos show a house. Video shows what it's like to live there, and in Stoney Chase the lifestyle sells a lot of the home. You're across the street from Circuit of the Americas, close to the airport and less than 10 minutes to Tesla on SH-130, and some lots back up to preserved creek and greenbelt space.
I never assume a buyer knows the area. Many buyers have never been to Del Valle and assume it's farther out than it is. So the first half of your video tells that story, and the second half covers your actual house: the upgrades, the lot, the systems and what's been updated.
It costs me real money to produce, with a full-time videographer, editing and staging. I spend it because a listing that gets watched gets toured, and I'm not afraid to invest in everything it takes to sell your home.
What you're up against in Stoney Chase
Selling a resale in Stoney Chase is different from selling in an established neighborhood. Here's what I plan around:
- Builder competition. KB Home was still building when I filmed in March 2026. Buyers can tour KB's new homes before they see yours, so yours has to show at least that well. Staging, sunset photos and video do that work, and a resale is finished and move-in ready.
- An early-stage area. There was no grocery store nearby yet when I filmed, and the amenity center was still under construction. I lead with what's already here, COTA, the SH-130 commute and the greenbelt, and give buyers an honest picture of what's coming.
- Your lot. Some lots back to preserved creek and greenbelt space. If yours does, that privacy is one of the first things buyers see.
Honest pricing matters too. I'll show you what's actually selling in Stoney Chase and price your home to sell, not just to get the listing.
When I work for you, you get me
A lot of the busiest names in real estate are teams. You sign with the name on the sign and then get handed to someone you've never met.
I have great people behind the scenes, including my full-time videographer. But I price your home, I'm the one who walks it with you, I'm the one who negotiates every offer, and I'm the one who answers your call, from the first meeting to the closing table.
I'm a 2025–2026 Platinum Top 50 Finalist, and I've sold more than 300 homes in my career. I'd love to put that work into yours.
